Don't fall into these traps.
Watch for three quiet killers. Trap One: 'Bridge loans' that promise fast money but cost 2–3 points upfront and renew at 12%+ interest. Common on islands. Trap Two: 'Hard money' lenders advertising in Spanish newspapers who lock you into refinance-or-default cycles. They're counting on you to miss a payment. Trap Three: Brokers who charge 'processing' and 'documentation' fees before you see a lender—most legitimate island lenders don't work that way. Always ask, 'Does this lender charge fees before I apply?' If yes, walk.
