The doors in Knox County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

Knox County contractors and small real-estate investors have been told no by banks too many times. This guide shows you where the actual money is—local credit unions, community development lenders, and SBA-backed programs that understand Kentucky business. You don't need perfect credit or a roomful of paperwork to start.
It's a relationship, not a transaction.
Banks treat you like a number. Local lenders treat you like a neighbor. Knox County has real financial institutions—CDFIs, credit unions, and SBA-certified lenders—that know your market, your seasonal cash flow, and why a contractor's balance sheet looks different in January than July.
They want to hear your story, not just see your credit score.
That's the difference between a door that closes and one that opens.

Forget what the banks say.
Banks say you need three years of perfect tax returns, a 720 credit score, and 20% down. They say no first.
Regional and local lenders—especially those trained in CDFI lending and SBA programs—say yes differently.
They look at cash flow, not just credit. They understand that contractors get paid in lumps and real-estate investors are building equity, not running a steady retail shop. What the bank called 'too risky' is what a CDFI calls 'worth understanding better.'
Four things. Get them in order.
- 01Know your actual cash position
Not your assets—your real cash in and cash out for the last six months.
- 02
Find a local lender or CDFI that lends in Knox County and talks to people like you.
- 03Gather simple paperwork
6–12 months of bank statements, a basic profit-and-loss summary, and ID.
- 04Have a clear sentence about what the money is for and when you'll pay it back.
Banks want books; local lenders want truth. Start with the truth.

The worst funding is the kind that costs more than it helps. Watch for lenders who promise speed but hide fees in the fine print, brokers who take a cut before you see a dime, and anybody who asks for money upfront to 'process' your application. If it feels rushed or slick, walk. The real lenders are patient.
Lenders who charge to 'process' or 'verify' before money hits your account are taking your cash, not lending it.
A broker who borrows at 6% and sells to you at 14% without explaining the gap is stealing your future cash flow.
Lenders who push you to sign fast without time to read or ask questions are betting on you not noticing the real cost later.
