No agenda

We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.

Based here vs. serves here

A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.

THE GUIDE

This guide helps solo contractors and small business owners in Wexford County, Michigan understand their financing options in plain, straightforward terms. It highlights local credit unions, CDFIs, and SBA-connected lenders that actually serve the Cadillac area and surrounding communities. Whether you have a traditional credit history or rely on an ITIN, there are real pathways here for you. Take your time, compare your options, and never feel pressured to sign anything quickly.

What Is Small Business Financing?

Small business financing is money you borrow or receive to start, run, or grow a business — and then repay over time, often with interest. It can also include grants, which do not need to be repaid. In Wexford County, the most common forms are small business loans, microloans, lines of credit, and equipment financing.

A loan gives you a lump sum that you pay back in regular installments.

A line of credit works more like a credit card — you draw from it as needed and pay interest only on what you use.

Microloans are smaller loans (often under $50,000) designed for newer or smaller businesses that may not yet qualify for a traditional bank loan.

Financing is a tool, not a guarantee. It works best when the monthly payment fits comfortably inside your business's cash flow — meaning you can cover it even in a slow month.

Who Qualifies? Local Considerations for Wexford County

Forget what the banks say.

Wexford County's economy is rooted in tourism, outdoor recreation, healthcare, retail, agriculture, and light manufacturing — especially around the Cadillac area. Many small business owners here are sole proprietors, skilled tradespeople, seasonal operators, or small landlords managing one or two rental properties.

Qualification depends on the lender, but common factors include:

  • Time in business (some lenders require 1–2 years; microloans may accept newer businesses)
  • Credit score (traditional banks often want 650+; CDFIs and credit unions may be more flexible)
  • Revenue and cash flow (lenders want to see you can repay)
  • Business plan or financial projections (especially for startups)

If you do not have a Social Security Number, you may still qualify using an Individual Taxpayer Identification Number (ITIN).

Several local and regional lenders in Michigan accept ITINs, particularly CDFIs focused on underserved communities.

You do not need to be a U.S. citizen to pursue small business financing.

Seasonal businesses — common in Wexford County's resort and lake communities — should look for lenders who understand fluctuating income cycles. Not every lender is comfortable with seasonal cash flow, but the right ones are.

WHAT TO AVOID

Don't fall into these traps.

Not every lender has your best interests in mind. Here are warning signs to watch for — especially if you are a first-time borrower or working with an ITIN:

Merchant Cash Advances (MCAs)

An MCA is not technically a loan — it is a purchase of your future sales revenue. The effective APRs can reach 80%–300%. MCAs are legal in Michigan but can trap a business in a cycle of debt very quickly. Avoid unless you fully understand the factor rate and daily repayment structure.

Extremely high origination fees

Legitimate lenders charge origination fees, but they should be reasonable (typically 1%–4% of the loan). Fees above 5%–8% are a red flag.

Pressure to sign quickly

No reputable lender will tell you the offer expires in 24 hours and you must decide now. Pressure is a manipulation tactic. Walk away.

Confusing or hidden terms

If a lender cannot clearly explain your APR, total repayment amount, and monthly payment in plain language — that is a red flag. Ask for a plain-English summary before signing anything.

Upfront fees before funding

Legitimate lenders do not ask you to pay a fee before you receive your loan. If someone asks for an upfront payment to 'secure' your loan, it is likely a scam.

Unlicensed brokers

Some loan brokers operate in Michigan without proper registration. Always verify a broker's credentials and confirm they are registered with the Michigan Department of Insurance and Financial Services (DIFS) at michigan.gov/difs.

Targeting ITIN borrowers with worse terms

Some lenders specifically target immigrants or ITIN holders with higher rates, knowing they may feel they have fewer options. You have more options than they want you to believe. Start with CDFIs like Accion Opportunity Fund or Kiva.

Michigan State-Specific Regulatory Notes

The rules where you are.

Michigan has several state-level rules and programs that Wexford County business owners should know about:

Michigan usury and lending laws

Michigan regulates interest rates for consumer and some business loans. However, commercial loans above certain thresholds are less strictly capped, so always read the APR (annual percentage rate) carefully before signing.

Michigan Occupational License Requirements

Many trades in Michigan require a state license before you can legally operate — including electrical, plumbing, residential building, and others. Financing a business without the required license can create legal and insurance problems. Confirm your license status at michigan.gov/lara.

Michigan Business Registration

Your business should be registered with the Michigan Department of Licensing and Regulatory Affairs (LARA). Lenders will often ask for your EIN (Employer Identification Number) and state registration. Registering an LLC in Michigan costs $50.

Michigan Small Business Relief Programs

After periods of economic disruption, the MEDC has administered targeted relief grants and loans. Check michiganbusiness.org regularly and sign up for alerts from your local SBDC.

ITIN and Michigan Taxes

Having an ITIN means you can file Michigan state income taxes and operate a business legally in Michigan. An ITIN is not a work authorization document, but it does allow you to fulfill your tax obligations — which strengthens your application with ITIN-friendly lenders.

Northern Michigan Enterprise Zone / Renaissance Zones

Wexford County has historically had access to certain Michigan enterprise zone designations that can reduce local tax burdens for qualifying businesses. Ask NMCOG or the Cadillac Area Chamber of Commerce about current designations.

THE SHORT VERSION

The short version.

  1. 01

Here is what we recommend doing, in order:

  2. 02

    1. Start with free help. Call the North Central Michigan College SBDC or reach out to NMCOG. Both offer free business advising and can help you understand which loan products make sense for your situation before you apply anywhere.

  3. 03

    2. Get your documents organized. Use the list in Section 3. Having clean records makes every lender conversation easier.

  4. 04

    3. Know your number. Before borrowing, calculate how much you actually need — and what monthly payment your business can realistically handle. Borrow only what you need.
