Forget what the banks say.

Not every lender has your interests at heart. Here are the warning signs to watch for, especially in rural communities where banking options can feel limited.

Merchant Cash Advances (MCAs)

These are advances against your future revenue, not true loans. They often carry effective annual rates of 60%–350%. They are aggressively marketed to small businesses online and through cold calls. If someone calls you unsolicited about a 'cash advance' for your business, hang up.

Unusually high fees upfront

Legitimate lenders do not require large upfront fees before approving or disbursing a loan. If someone asks you to wire money or buy gift cards to 'unlock' your loan, that is a scam.

Loans with no written contract or vague terms

Always ask for the Annual Percentage Rate (APR), the total repayment amount, and the full loan term in writing before signing. If a lender is reluctant to put it in writing, walk away.

'No credit check, instant approval' online lenders

Some online lenders operating in rural markets charge triple-digit rates dressed up as business loans. Look up any lender on the NC Commissioner of Banks website (nccob.gov) or the Better Business Bureau before you borrow.

Signing over assets without understanding
