Rural financing is real, but predatory operators know you're frustrated. Watch out for the traps listed below. They're designed to look like solutions but they'll drain your equity and future.
A lender calling themselves 'flexible' or 'fast' but charging 12–18% interest, points, and balloon payments is hard money, not a solution.
Advancing against your future sales at 40–60% effective interest rates leaves you worse off than a bank loan.
