No agenda

We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.

Based here vs. serves here

A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.

THE GUIDE

This guide helps solo contractors, small business owners, and real-estate investors in Calumet County, Wisconsin understand their financing options — from local credit unions and CDFIs to SBA-backed loans and state programs. We focus on the lenders and organizations that actually serve this region, including options for ITIN holders and newer businesses. Origen Capital is a directory, not a lender — we help you find the right door to knock on.

What Is Small Business Financing — and Why Does It Look Different Here?

It's a process, not a rejection.

Small business financing is any loan, line of credit, or funding arrangement that helps you start, run, or grow a business. In Calumet County — a mostly rural county anchored by Chilton, the county seat, and growing communities like Hilbert and New Holstein — businesses tend to be smaller and more tied to manufacturing, agriculture, construction trades, and local retail than what you'd find in a metro area.

That matters because lenders who understand this economy think differently about your application.

A dairy equipment supplier or a framing contractor here has a different cash-flow rhythm than a restaurant in Milwaukee.

Local lenders — credit unions, community banks, and CDFIs — are more likely to understand that rhythm and work with you on terms that fit it. Federal programs like SBA loans exist to support exactly this kind of lending, but they work best when a local institution is at the table with you.

Who Qualifies — and How the Local Economy Shapes Eligibility

Forget what the banks say.

Most small business loans in Calumet County require you to demonstrate:

  1. 01A business purpose,
  2. 02Some ability to repay

Through income, revenue, or collateral, and

  3. 03Basic business documentation

Credit score matters, but it is not always the final word. Calumet County's economy leans on manufacturing (plastics, paper, metal fabrication), dairy farming and food processing, skilled trades like plumbing and electrical, and a growing service sector. If your work fits into any of these sectors, local lenders often have familiarity — and sometimes specific programs — for your industry. If you are a newer resident, an immigrant entrepreneur, or you do not have a Social Security Number, you may still qualify through ITIN-based lending programs offered by certain CDFIs and community lenders in the Fox Valley region that serves Calumet County. Being self-employed or a sole proprietor does not automatically disqualify you — it just means you need to show your income differently (more on that in the documents section). Business owners of color, women-owned businesses, and veteran-owned businesses may also qualify for priority consideration under specific state and federal programs described below.

Documents You Will Typically Need

Get your papers in order.

Every lender is a little different, but gathering these documents before you apply will save you time and stress:

  1. 01**Personal ID**

Driver's license, passport, or government-issued photo ID. ITIN holders: your ITIN letter from the IRS is accepted by many lenders in place of an SSN.

  2. 02**Proof of business**

Business license, DBA registration with Calumet County Register of Deeds, or LLC/corporation filing with the Wisconsin Department of Financial Institutions (DFI).

  3. 03**Two years of personal tax returns**

If you're self-employed, Schedule C is key. ITIN filers: returns filed with your ITIN are valid.

  4. 04**Business tax returns or profit-and-loss statement**

If your business is newer than two years, a detailed P&L and 12 months of bank statements often substitute.

  1. 05**Bank statements**

Typically the last 3–6 months of business and personal accounts.

  2. 06**Business plan**

Not always required, but strongly recommended for startup loans or SBA programs. A one-page summary with revenue projections is enough for many community lenders.

  3. 07**Collateral list**

Equipment, vehicles, real property you own. You don't need to own property to qualify everywhere, but having it helps.

  4. 08**Debt schedule**

A simple list of what you owe (car payments, other loans, credit cards).

WHAT TO AVOID

Don't fall into these traps.

Not every lender has your best interest in mind. Here are the warning signs to watch for:

Merchant Cash Advances (MCAs)

MCAs are not loans — they are purchases of your future revenue. They often carry effective APRs of 50–300%. They are common online and are aggressively marketed to small businesses. Avoid them unless you fully understand the cost and have no other option.

High-Fee Online Lenders

Some online lenders charge origination fees of 5–10% plus high interest. Always calculate the total cost of borrowing — not just the monthly payment — before agreeing.

Lenders Who Don't Ask Questions

A legitimate lender will review your financials and ask about your business. If someone approves you instantly with no documentation, that is a red flag, not a benefit.

Pressure and Urgency

No legitimate loan offer expires in 24 hours. If a lender pressures you to sign quickly, walk away. Good lenders want you to understand what you're signing.

Unlicensed Brokers

In Wisconsin, loan brokers who charge upfront fees are regulated. Be cautious of anyone asking for fees before delivering a loan. Verify licensing through the Wisconsin DFI.

Confession of Judgment Clauses

Some business loan contracts include a clause that lets the lender take money from your account or sue you without notice. This is legal in some states (not Wisconsin for in-state lenders, but may appear in out-of-state contracts). Have any contract reviewed by a lawyer or your SBDC advisor before signing.

Too-Good-To-Be-True Grants

Free money exists — WEDC and some foundations do offer grants — but most 'grant programs' advertised online are scams or lead-generation schemes. Verify all grants through official government or CDFI websites.

Wisconsin-Specific Regulatory Notes

The rules where you are.

Understanding Wisconsin's rules will help you avoid surprises.

Business Registration

All businesses operating in Wisconsin must register with the Wisconsin Department of Financial Institutions (DFI). LLCs cost $130 to form online. Sole proprietors using a trade name (DBA) register with the Calumet County Register of Deeds in Chilton.

Wisconsin Usury and Lending Laws

Wisconsin does not cap interest rates on business loans the same way it does for consumer loans, so rates can vary widely. Always ask for the APR (Annual Percentage Rate) in writing before signing.

Wisconsin Women-Owned and Minority Business Certification

The Wisconsin Supplier Diversity Program (through the Department of Administration) certifies women-owned, minority-owned, and disabled veteran-owned businesses for state contracting preferences. This certification can open doors to contracts and some priority lending programs.

Wisconsin SBA 504 Program

The Wisconsin Business Development Finance Corporation (WBD) is the primary Certified Development Company (CDC) in Wisconsin that packages SBA 504 loans — used for purchasing real estate or heavy equipment. If you're buying a building or a major piece of machinery, this is worth knowing about. WBD works directly with local lenders.

Wisconsin Homebuyer / Real Estate Investor Notes

For small real-estate investors in Calumet County, the Wisconsin Housing and Economic Development Authority (WHEDA) offers programs primarily for owner-occupied housing, but some programs support mixed-use and small rental properties. Check WHEDA's current program list before assuming you don't qualify.

Sales Tax and Contractor Licenses

Contractors in Wisconsin must register for a seller's permit with the Wisconsin Department of Revenue if they sell taxable goods or services. Construction contractors also need to review Wisconsin's specific rules on taxable vs. exempt work — the DOR has guidance documents online.

THE SHORT VERSION

The short version.

  1. 01

Here is what to do, in order:

  2. 02

    1. Start with free help. Call the SBDC at UW-Green Bay (920-496-2117) for a free advising session. They will review your idea or existing business, help you get loan-ready, and refer you to the right lenders. There is no cost and no obligation.

  3. 03

    2. Get your documents together. Use the list in Section 3 of this guide. Having your tax returns, bank statements, and a simple business summary ready will speed up every conversation.

  4. 04

    3. Try your local credit union or community bank first. Fox Communities Credit Union, Peoples Independent Bank, or another local institution knows the Calumet County market. They are your best starting point for a fair deal.
