How to read this list.

No agenda

We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.

Based here vs. serves here

A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.

THE GUIDE

This guide helps solo contractors and small real-estate investors in Vilas County, Wisconsin understand their financing options, who qualifies, what documents to gather, and which local lenders and community organizations can help. Vilas County has a unique northwoods economy built around tourism, recreation, and seasonal hospitality — and the best financing paths here run through local credit unions, regional CDFIs, and the Wisconsin Small Business Development Center network. We also flag common predatory traps so you can protect yourself and your business.

What Is Small Business Financing?

Small business financing is money you borrow — or access through grants, lines of credit, or microloans — to start, run, or grow a business. For contractors and small real-estate investors in Vilas County, that might mean funding to buy a work truck, bridge a slow winter season, renovate a rental cabin on a lake, or cover payroll between tourism-season jobs.

Financing comes in several forms:

  • Term loans — You borrow a set amount and repay it over time with interest. Good for equipment, vehicles, or property improvements.
  • Lines of credit — A flexible pool of money you draw from as needed and repay. Useful for cash-flow gaps between seasonal contracts.
  • Microloans — Smaller loans (often $500–$50,000) from nonprofits or CDFIs, sometimes with fewer requirements than a bank.
  • SBA-guaranteed loans — The U.S. Small Business Administration doesn't lend directly to you; instead, it guarantees a portion of a loan made by an approved local lender, reducing the lender's risk and making it easier for you to qualify.
  • Grants — Free money from government agencies or foundations that doesn't need to be repaid. Competitive and limited, but worth researching.

The right product depends on your situation. There is no single "best" option — and any lender who tells you otherwise without knowing your finances deserves a second look.

Who Qualifies? Connecting Eligibility to the Vilas County Economy

Forget what the banks say.

Vilas County sits in Wisconsin's Northwoods, anchored by Eagle River, Lac du Flambeau, Boulder Junction, and dozens of lakes. The local economy is seasonal: tourism, fishing guides, resort hospitality, construction and remodeling, vacation rental management, and tribal enterprise drive most activity. This means lenders who work here understand lumpy income, short busy seasons, and longer quiet winters.

You may qualify for local financing if you:

  • Are a sole proprietor, LLC, S-corp, or partnership operating in Vilas County or surrounding Northwoods communities
  • Have been in business at least 6–12 months (some microloan programs accept startups)
  • Can show income — even seasonal or self-employment income — through tax returns, bank statements, or 1099s
  • Have a personal credit score of 580 or higher (some community lenders go lower with compensating factors)
  • Do not have a Social Security Number (SSN) — ITIN holders are welcome at several local and regional lenders

Tribal businesses: The Lac du Flambeau Band of Lake Superior Chippewa has tribal enterprises and an economic development office that may provide access to specific tribal lending or grant programs for enrolled members or businesses operating on tribal lands.

Seasonal income is not a disqualifier. Local credit unions and CDFIs in this region are accustomed to reviewing annualized or averaged seasonal income rather than demanding steady monthly paychecks. Bring your last two years of tax returns and your peak-season bank statements — that tells your real financial story.

Documents You Will Typically Need

Get your papers in order.

Gathering your paperwork before you approach a lender saves time and shows you are organized. Most local lenders in Vilas County will ask for some combination of the following:

For all applicants:

  • Government-issued photo ID (driver's license, passport, or consular ID/matrícula consular)
  • ITIN or SSN
  • Last 2 years of personal federal tax returns (1040)
  • Last 2 years of business tax returns (Schedule C, 1120-S, 1065, or similar)
  • Last 3–6 months of personal and business bank statements
  • Profit & loss statement (you can prepare this yourself or with a bookkeeper)
  • List of business debts and monthly obligations

For real-estate investors or contractors buying property/equipment:

  • Purchase agreement or contractor quote
  • Property address and recent tax assessment
  • Lease agreements if the property generates rental income
  • Proof of insurance

For startups or newer businesses:

  • A simple business plan (1–3 pages is fine for most microloan applications)
  • Projected income and expenses for 12 months
  • Explanation of your experience in the trade or industry

If you use an ITIN instead of an SSN:

  • Your ITIN letter from the IRS (CP565 notice)
  • Two additional forms of ID (utility bill, bank statement, or consular ID)

Don't be discouraged if you don't have everything. Local CDFIs and the Wisconsin SBDC can help you organize your documents and prepare your application before you submit it anywhere.

WHERE TO START

The doors worth knowing.

This is the most important section of this guide. Vilas County is rural, and big national banks are not always the best — or most accessible — option.

WHAT TO AVOID

Don't fall into these traps.

Not every lender has your best interests in mind. Here are the warning signs most common in small business lending — especially for solo contractors, seasonal workers, and ITIN holders who may feel they have fewer options.

Merchant Cash Advances (MCAs)

An MCA is not technically a loan — it's an advance against your future sales, often with an effective annual interest rate of 40%–150% or higher. MCA companies often target small businesses with urgent cash needs and fast approvals. The repayment is taken directly from your daily bank deposits, which can strangle cash flow. Avoid MCAs unless you fully understand the cost and have exhausted other options.

"No-Credit-Check" Business Loans

Legitimate lenders review your financial history in some form — even if they don't use traditional credit scores. A lender advertising "no credit check, guaranteed approval" is almost always charging extremely high fees or structuring the loan in a way that benefits them, not you.

Upfront Fees Before Loan Approval

No honest lender charges a large upfront fee before you receive your loan. Application fees and credit report fees of $25–$100 are normal. Requests for hundreds or thousands of dollars before funds are released are a red flag.

Pressure to Sign Quickly

A legitimate lender will give you time to review a loan agreement, consult a trusted advisor, and ask questions. Any lender who tells you "this offer expires today" or discourages you from talking to anyone else before signing is not operating in good faith.

Confessions of Judgment

Some online lenders include confessions of judgment in their contracts, which means you waive your right to contest a default in court. These are particularly dangerous for small business owners. Read every document carefully and ask a lawyer or SBDC advisor to review it before signing.

Predatory Real Estate Financing

For real-estate investors, watch out for hard-money lenders charging origination fees above 3–4 points, balloon payments with no clear refinancing path, or lenders who seem more interested in acquiring your property than in your success.

If something feels wrong, pause.. The Wisconsin SBDC offers free loan review services. Use them.

Wisconsin-Specific Regulatory Notes

The rules where you are.

Wisconsin has its own rules that affect how you borrow and do business. Here are the most relevant ones for Vilas County small businesses:

Wisconsin Division of Banking

All state-chartered banks and credit unions in Wisconsin are regulated by the Wisconsin Department of Financial Institutions (DFI). If you have a concern about a lender's practices, you can file a complaint with the DFI.

Website: wdfi.org | Phone: (608) 261-9555

Wisconsin Usury and Interest Rate Rules

Wisconsin does not have a strict statewide usury cap on most commercial loans, which means some lenders can charge high rates on business credit products. This makes it especially important to compare offers and read every loan agreement carefully before signing.

Wisconsin LLC and Business Registration

If you're operating as an LLC, you must register with the Wisconsin Department of Financial Institutions. Annual reports are required to keep your LLC in good standing. Operating without a registered entity can affect your ability to open a business bank account or get a loan.

Filing fee: approximately $25–$130 depending on structure.

Wisconsin Sales Tax and Contractor Licenses

Contractors in Wisconsin may need to register for a sales tax permit (through the Wisconsin DOR) and hold a state contractor registration. Lenders may ask for proof that your business is in compliance before approving a loan.

Homestead and Property Exemptions

Wisconsin has strong homestead protections for primary residences. However, these protections do not automatically apply to business debts secured by your home or rental properties. Understand what collateral you are pledging before signing.

WEDC Rural Programs

Wisconsin's rural counties, including Vilas, often qualify for priority access to WEDC economic development programs. Ask your SBDC advisor or Grow North contact specifically about rural-designated program eligibility.
