- Last 2 months of bank statements (all accounts, all pages)

- Proof of address (utility bill, lease, or mortgage statement)
If self-employed or a solo contractor:
- 2 years of business tax returns (if you have a separate business entity)
- Year-to-date profit-and-loss statement (your accountant or bookkeeper can prepare this)
- Business bank statements (12–24 months for bank-statement loan options)
- Copy of any contractor's license or business license

Don't fall into these traps.

Unnecessary urgency

Steering toward higher-cost loan products
If you qualify for an FHA or conventional loan, you should not be pushed into a hard-money loan or a high-interest private loan. Always ask: 'What loan products am I eligible for?' and compare at least two offers.
Rent-to-own contracts and land contracts without legal review
These arrangements are common in rural Arizona but carry significant risk for buyers. You may make payments for years without gaining legal ownership. Never sign a rent-to-own or contract-for-deed agreement without a licensed Arizona real estate attorney reviewing it first.
Yield-spread premiums and undisclosed fees

Arizona HOME Plus Program
Administered by the Arizona Department of Housing (ADOH), HOME Plus offers a 30-year fixed-rate mortgage combined with down payment assistance (typically 3–5% of the loan amount) for qualifying buyers. The assistance comes as a grant — meaning you don't repay it. Income and purchase price limits apply, but they are generous enough to cover most of the Mohave County market. Arizona is a Non-Recourse State (for purchase loans)
This is important: Arizona's anti-deficiency statutes generally protect borrowers on purchase-money mortgages secured by 2.5 acres or less on a single-family or two-family dwelling. In plain terms, if you buy a home with a standard mortgage and you default, the lender typically cannot come after your other assets to cover a shortfall after a foreclosure. This protection does NOT apply to refinances, home equity loans, or investment properties in the same way — so understand what you're signing.
