WHAT TO AVOID

Don't fall into these traps.

Equity stripping

If someone approaches you offering to refinance your home or take a second mortgage with very high fees, short terms, and balloon payments, they may be targeting the equity you have built rather than helping you. Be especially cautious if you are a senior homeowner or have significant equity.

Notario fraud

In many Latin American countries, a notario público (notary) has legal authority similar to a lawyer. In California, they do not. Anyone calling themselves a notario and offering legal immigration or housing advice for a fee is likely operating illegally. Deed theft

Loan flipping

Balloon-payment loans

Some short-term loan products require a large lump-sum payment at the end of the term. If you cannot make that payment, you could lose the home. Understand the full repayment structure before signing.

Yield-spread premiums and undisclosed broker fees

Ask any broker to show you all fees in writing. Federal law (RESPA / TRID rules) requires a Loan Estimate within three business days of your application — compare it carefully against your final Closing Disclosure.

Urgency pressure

Any lender or agent who tells you the deal disappears tonight, that you must sign immediately, or that asking questions will cost you the loan is not acting in your interest. Legitimate financing takes days or weeks — not hours.
