A home lender is measuring four things: stable income it can document, a debt load that leaves room for the new payment, a credit history or an accepted substitute for one, and enough cash for a down payment and closing costs.

WHAT TO AVOID

Don't fall into these traps.

Anyone who says your immigration status does not matter and asks for cash to handle it.

ITIN mortgages exist at some institutions and are ordinary, licensed products. A person offering to make the problem disappear for a fee is selling you fraud.

Rent-to-own and contract-for-deed deals.

You make payments for years, the seller keeps the title, and one missed payment can end everything with no equity to show. If someone offers you a house without a recorded deed in your name, walk it past a HUD-approved counselor first.

Signing papers you cannot read.

If you asked for Spanish and the documents arrive only in English, stop. Ask for translation, bring someone you trust, and take the papers home overnight. Nobody legitimate will refuse.

Unpermitted work sold as an upgrade.

A converted garage or added unit without permits can kill your financing, your insurance, and your resale. Ask the building office what is actually on record for the address.

Post-fire repair scams.

After any fire season, out-of-area crews appear asking for large deposits, offering to handle your insurance claim, and disappearing. Use licensed contractors, verify the license, and never pay most of the job up front.

Equity stripping refinances.

A refinance that raises your payment, adds years, and hands you a check is usually a loss disguised as help. Compare the total cost, not the monthly number.

Urgency.

No honest lender tells you the offer dies today. Rates move; ethical institutions explain that calmly and put it in writing.

Property taxes are assessed at purchase.

California resets assessed value when a property changes hands, so what the current owner pays is not what you will pay. Ask the assessor's office how to estimate the new bill, and make sure your lender used a realistic number in your payment.

Owner-occupant protections exist.

California gives homeowners meaningful protections in the foreclosure process, and the state agency that licenses lenders and servicers takes complaints. Free HUD-approved counseling is available before and during trouble — using it costs nothing and it does not hurt your file.

Licensed people only.

Anyone originating a mortgage must be licensed, and the license number belongs on your paperwork. Verify it. This single check removes most of the fraud in this lane.

Septic, well, and defensible space.

Outside city limits, a sale can hinge on a septic inspection, a well test, or a clearance requirement. Budget time for those inspections; a loan cannot close around them.
