Buying a home is one of the largest financial decisions you will ever make. Bad actors exist, and rural and immigrant communities are often targeted. Here is what to watch for:

High-pressure tactics

A trustworthy lender will never tell you that you must decide today, that the deal disappears tomorrow, or that you have no other options. Take your time. A legitimate offer will still be there after you sleep on it.

Upfront fees before you have a signed loan estimate

Lenders may charge for an appraisal after you have a purchase agreement, but no legitimate lender charges large upfront fees before providing a Loan Estimate. If someone asks for hundreds or thousands of dollars before you have seen an official Loan Estimate, walk away.

Rent-to-own contracts and land contracts

These arrangements are common in rural Illinois and are often dressed up to look like a mortgage. In reality, the buyer may have very few legal protections, can be evicted for missing a payment, and may not build equity.
