Wichita and the towns around it — Derby, Haysville, Park City, Maize, Valley Center — offer something many metros no longer do: older, modest homes in established neighborhoods that a working family or a first-time small landlord can realistically buy. This guide explains how home financing works in Sedgwick County, who qualifies in an aviation-and-trades economy, the documents lenders ask for, which institutions are based here, the Kansas rules on hail, insurance and foreclosure that surprise buyers, and the offers to walk away from.
It's a process, not a rejection.
A mortgage is a loan secured by the home itself: you put money down, borrow the rest, and repay it over many years. If you stop paying, the lender can take the house. The main types:
- Conventional loans — not government-backed. Best terms for strong credit and steady documented income.
- FHA loans — federally insured, more forgiving on credit and down payment. Common for first-time buyers.
- VA loans — for eligible veterans and service members, often with no down payment. With McConnell Air Force Base in the county, VA lending is a big part of this market.
- USDA loans — for homes in eligible rural areas. Some addresses in the outer parts of the county may qualify; check before you assume.
- ITIN mortgages — offered by a smaller set of lenders for borrowers who file with an ITIN. Expect more money down and a higher rate, but they exist.
- Investor loans — for buying a rental, often underwritten on the property's rent rather than your paycheck. More expensive.
The housing stock in Sedgwick County is mostly older single-family homes — bungalows and ranch houses in Wichita's established neighborhoods, many with basements — plus newer subdivisions in the suburbs and a scattering of duplexes and small rentals. That older stock is a real opportunity for working families and for small investors buying their first one to four doors.
It also comes with the costs of age.
An older house may need a roof, a furnace, wiring or foundation work, and lenders on FHA and VA loans will require some repairs before closing.
A good inspection is not optional here. There are also loan products that roll repair costs into the mortgage, which can make an older house in good bones a better buy than a newer one with no room to improve.
And this is hail and tornado country. Roofs get replaced often, insurance claims are routine, and the price and terms of your homeowners policy will be shaped by the age of the roof and the kind of deductible the policy carries. Get insurance quotes on the specific house before you make an offer.

Forget what the banks say.
Mortgage lenders want three things: steady, documented income; a credit history that shows you pay what you owe; and savings for the down payment, closing costs and a cushion.
- 01**The aircraft plant worker
** Manufacturing jobs here pay well but can come with layoffs and recalls. A gap in employment is not automatically a problem; lenders want an explanation and evidence that you are back at work, ideally in the same field. Keep your recall letters and offer letters.
- 02**The service member or veteran
** VA loans are one of the best mortgage products in the country. If you are stationed at McConnell or served before, find out what your eligibility is first.
- 03**The hospital or university employee
** Steady W-2 income makes you a strong conventional or FHA candidate.
- 04**The 1099 roofer or tradesperson
** You will usually need two years of self-employment returns. If you write off every expense, your taxable income may look too small to qualify. Talk with your tax preparer before the year you plan to buy.
- 05**The storefront owner in the north end
** Self-employed borrowers qualify on what their tax returns show. A business that runs on cash and reports little income will have trouble here — that is a reason to start reporting and depositing now.
- 06**The ITIN filer
** You can buy a home with an ITIN, through fewer lenders and usually with more money down. Clean tax filings, a documented rent history and savings in a bank account open that door.

** A duplex or an older rental in Wichita can be financed with an investor loan that leans on the property's rent. Run the numbers with real repair costs and real insurance quotes.

Don't fall into these traps.
Common with older houses in working neighborhoods. You pay toward a purchase but do not own the home, and a missed payment can wipe out everything you put in. Have a real estate attorney read it first.
After a hailstorm, unregistered roofers ask for a deposit or for you to sign over your insurance claim. Check the state registration, get more than one estimate and never pay in full before the work is done.
A cracked foundation, an old electrical panel or a failing sewer line can cost more than your down payment.
In Kansas, a notary public is not a lawyer or a loan officer. Do not pay one to arrange a mortgage.
If you fall behind, call your lender and a HUD-approved counselor directly. Anyone who charges you to talk to your lender is a red flag.
Cheap houses attract expensive courses and short-term high-cost loans. Run the numbers with real repair bids and real rents.

The rules where you are.
Many homeowners policies in Kansas carry a separate wind and hail deductible, often figured as a percentage of the home's insured value rather than a flat amount. That can mean a much bigger out-of-pocket cost after a storm than you expect. Read the deductible before you choose a policy, and ask what discounts an impact-resistant roof would bring.
Kansas requires roofing contractors to register with the state Attorney General's office. After a hailstorm, check the registration before you sign anything or pay a deposit.
The Arkansas and Little Arkansas rivers run through Wichita, and parts of the county sit in mapped flood zones. If the home is in a high-risk zone and your loan is federally backed, flood insurance is required. Standard homeowners policies do not cover flooding.
Kansas forecloses through a court case, which means you will receive legal papers if you fall far behind. Do not ignore them. Respond, and call a HUD-approved housing counselor immediately — there are often options early on that disappear later.
The county appraiser sends valuation notices, and you have the right to appeal a value you believe is too high. Your property tax and your monthly escrow payment follow that value.
Kansas runs property tax refund programs for some lower-income homeowners. Check eligibility with the Kansas Department of Revenue.
Basement finishes, additions and garage conversions done without permits can complicate a sale or a loan. In Wichita and unincorporated Sedgwick County, permits run through the joint city-county building department; ask the seller for the record.
