Don't fall into these traps.
Rural property appraisals take longer and cost more. Budget 4 to 6 weeks and expect a $500–800 appraisal fee. Your land might be worth less to an appraiser than to you. Know that before you are emotionally attached. Second: some mortgage brokers in the region mark up rates without telling you. Always ask: 'Is this the lender's rate, or is there a broker fee on top?' Third: if you have an ITIN and are told you need a co-signer with a Social Security number, verify that rule with the lender directly. Many ITIN-friendly lenders exist—do not accept the first no.
Mortgage brokers in rural areas sometimes add 0.5–1% to the lender's rate without clearly stating it as a fee; always ask if the quoted rate includes a broker commission.
Rural property appraisals often come in below purchase price because comparable sales are sparse; get a pre-appraisal estimate from the appraiser before you contract.
Some lenders automatically reject ITIN borrowers; several Nebraska banks and CDFIs do lend to ITIN holders—do not give up after one no.
