Don't fall into these traps.
Trap one: Assuming you need 20% down. You don't. Many programs go to 10%, and some SBA loans go lower. The faster you move toward 20%, the better your rate, but don't wait five years saving if you can buy in two. Trap two: Skipping the credit-report check. If there are errors, a lender's rejection might be baked into their system before you even apply. Fix it first. Trap three: Trying to hide income or exaggerate assets. Rural lenders talk to each other. A lie discovered late in the process kills the whole deal and wastes three months.
A big-bank computer rejects you before a human reads your file, and you never know why.
You get a pre-qual letter that feels like approval but isn't; you make an offer, then the real lender finds a problem.
Rural property often carries old tax or agricultural liens that don't show up until title work; get a title search early.
