THE SMALL PRINT

How to read this list.

No agenda

We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.

Based here vs. serves here

A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.

THE GUIDE

Grant County is rural and tight-knit—banks often don't understand self-employed income or small real-estate plays. You don't need a perfect W-2 to own a home or rental property here. Start with your local credit union and the nearest CDFI, then move to SBA lenders. The path is slower but it works.

It's a relationship, not a transaction.

In Grant County, home financing isn't about your credit score alone. It's about who you are, what you're building, and whether a lender believes in you. Banks in Lincoln or Omaha don't know your local market or your reputation.

A credit union or CDFI lender does—or can learn fast.

They'll look at bank statements, tax returns, and rental income differently than a big national lender. They ask, "Can this person actually pay?" instead of "Does this person fit a checklist?" That's your advantage. Treat your application like a job interview: bring clean documents, be honest about gaps, and show you've thought ahead.

Home Financing · GRANT COUNTY

Forget what the big banks say.

You've probably heard no from First National or Wells Fargo. "No two years of W-2s." "No self-employed borrowers." "No investment properties without 25% down." None of that applies here.

Community lenders and CDFIs in Nebraska exist precisely because big banks say no.

They understand ranch income, seasonal work, construction contracts, and rental properties that don't fit a formula. They'll ask for more paperwork—profit-and-loss statements, bank statements, proof of rental income—but they won't reject you for being self-employed. Your job now is to find the right local door, not to convince a distant corporation you're worth risk.

ON THE GROUNDGrant County, Nebraska.

Four things. Get them in order.

  1. 01Pull your credit report and understand your score

If it's below 620, start with a credit union or CDFI, not a bank.

  2. 02Gather two years of tax returns and recent bank statements—this is your real resume.
  3. 03Get clear on what you're buying

Primary home, rental, or mixed? That changes which lenders will talk to you.

  4. 04Know your down payment

Ten to fifteen percent is realistic for self-employed or investor borrowers in Grant County; twenty percent removes almost every obstacle. Don't rush. A phone call with a local lender in week one saves you weeks of rejection later.

WHAT TO AVOID

Don't fall into these traps.

One: Don't borrow from a mortgage broker who charges you upfront fees before you're approved—scammers abound. Two: Don't accept a loan offer that hides costs in the fine print; ask for a Loan Estimate in writing and read it twice. Three: Don't buy without a home inspection, especially in rural Grant County where repairs can cost more and take longer. Four: Don't skip title insurance on investment property; one lien you didn't know about can sink your deal. Five: Don't use payday lending or short-term lenders to cover your down payment—that's a trap door straight into debt.

UPFRONT BROKER FEES

Mortgage brokers who charge fees before approval or closing are often scams; reputable lenders only charge at closing.

HIDDEN CLOSING COSTS

Lenders must give you a Loan Estimate within three days; if costs jump between estimate and closing, walk away.

NO INSPECTION, NO APPRAISAL

Skipping a home inspection to speed up closing is how you buy a property with a $30,000 roof or foundation problem nobody told you about.

PAYDAY FOR DOWN PAYMENT

Borrowing from payday lenders or title loan companies to cover your down payment marks you as high-risk and tanks your mortgage application.

SKIPPED TITLE SEARCH

A lien or deed issue can be discovered months after closing; title insurance is cheap compared to the lawsuit.

Everything below is set by Nebraska, and it reads the same in every county in it. Who opens the door is not: 3 of the 9 above will take an ITIN instead of a social security number.

The rules where you are.

None of this is set by a lender. Nebraska sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.

  • PROPERTY TAX1.63% effective

What Nebraska charges every year on what the house is worth. No lender sets it and it does not go away when the loan does — it is part of the payment from day one.

  • MEDIAN HOME, STATEWIDE$244K

The number an appraisal gets read against. A house well under it is often the loan a big bank does not want — which is exactly what the doors above are for.

  • STATE INCOME TAX2.46% – 5.84% (phasing to 3.99%)

It comes off before a lender works out how much of your income can go to a payment.

  • COST OF LIVING91.5

National index, where 100 is the country's average. Under 100 means your money goes further here than it does nationally.
