Mortgage brokers add 1–2% in fees on top of the lender's costs and hide them in closing documents; always ask for a loan estimate in writing within three days.
High-rate lenders call themselves 'rural specialists' and target contractors with income verification shenanigans; compare APR, not just rate, and ask for SBA or CDFI alternatives first.
