- 02Pull your credit report yourself (free at annualcreditreport.com) and fix what you can fix before you sit down with anyone.
- 03Gather your last two years of tax returns
Last three months of bank statements, and proof of income or business stability—whatever tells your real story.
- 04Talk to three lenders before you decide
One call is not enough. A local credit union, a CDFI, and an SBA-backed lender will give you three different answers, and one will fit you better than the others.

Don't fall into these traps.
Pay attention to these three: One, predatory interest rates dressed up as 'bridge loans' or 'hard money'—if someone is charging you more than 10% and telling you it is temporary, do not sign until a CDFI or credit union has looked at the paperwork. Two, loan officers who push you to borrow more than you asked for or said you needed; this is how you end up underwater. Ask for what you came for, and only that. Three, lenders who charge you an application fee, an origination fee, a processing fee, a document fee, and an appraisal fee all in the first two weeks; ask upfront what the all-in cost is before you move forward. A real lender will tell you the total cost before you are locked in.
Some lenders bury language that penalizes you for paying off your loan early; ask upfront if there is any cost to paying faster.
A lender quotes you 5% but closes at 6.5% and blames market conditions; lock your rate in writing before you move forward.
Rural property is hard to appraise; if the lender orders an appraisal, you have the right to see it and challenge it if it seems low—do not waive this right.
