Don't fall into these traps.
First trap: taking a loan from an ITIN-lender online without checking if they're licensed in South Dakota. Unlicensed lenders often hide fee structures or offer rates that look good but explode after two years. Second trap: using a mortgage broker who doesn't know Campbell County. Brokers who work out of Pierre or Sioux Falls may not understand that your property is worth less here but costs more to develop, and they'll quote you rates that don't reflect local reality.
