Don't fall into these traps.
Rural lenders are solid, but not all rural lenders are honest. Watch out for prepayment penalties that lock you into high rates for years. Watch out for lenders who quote you a rate and then, at closing, add fees that don't match the loan estimate. Watch out for anyone who promises an approval before pulling your credit or looking at your documents—that's a signal they plan to sell the loan to someone else or front-load you with junk fees. If a lender asks you to lie about your income, your business, or your ITIN status, walk out. If they can't explain their fees in plain language, they're hiding something.
Lender charges you a penalty if you pay off the loan early, trapping you in a high rate for years.
Lender quotes you a rate and fees, then adds hundreds or thousands in new charges at closing that weren't on the estimate.
Lender suggests you overstate income or hide your ITIN status to qualify; this is fraud and will destroy you later.
