Trap 1: Do not assume you are ineligible because you are self-employed or have seasonal income. Trap 2: Do not use a mortgage broker as your first call—they work on commission and will steer you to the lender that pays them, not the lender best for you. Trap 3: Do not ignore USDA or SBA programs because you think they are slow or hard. They are often faster and easier than conventional loans in rural counties.
Brokers are paid by the lender, not you; they will push you toward the highest-fee loan, not the best one for your situation.
You may think you are ineligible because of credit, self-employment, or ITIN status, but USDA and CDFI loans exist precisely for you—do not self-reject.
Applying to a national lender or broker first wastes time; start with USDA, FSA, or your local CDFI, which understand Gregory County and move faster.
