Don't fall into these traps.
First: assuming you need 20% down. You don't—not here, and not now. State programs and credit unions often accept 5–10%. Second: hiding income or using a co-signer as a crutch when you should be building your own file. Lenders want to see *your* capacity to repay; a weak application with a strong co-signer is still a weak application. Third: rushing into a loan before you've shopped rates and programs. A 0.5% difference in rate costs tens of thousands over 30 years. Call three lenders. Ask about state programs. Don't let the first yes be your final yes.
Short-term, high-interest lenders prey on rejected mortgage applicants; they trap you in a spiral instead of building toward a real loan.
Mortgage brokers add fees and inflated rates on top of lender rates; always ask the broker's fee upfront and compare direct rates from credit unions.
