The doors in Perkins County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Home financing in Perkins County starts local—not at a big bank branch. You have access to USDA rural loans, credit unions, and SBA-backed lenders who understand contractor income and non-traditional credit. This guide points you to the real doors and away from the traps.
It's a relationship, not a transaction.
Perkins County is rural, and rural lending works differently. A local credit union or CDFI loan officer knows your community, understands seasonal income, and doesn't disappear after closing.
Big banks treat your application like a checkbox.
Local lenders treat it like a conversation. That relationship—knowing who you are and what you actually earn—is worth more than a 0.1% rate cut.

Forget what the banks say.
Banks told you that you need two years of tax returns, a W-2, and perfect credit. Banks are right—for bank lending. But you don't have to borrow from banks. USDA loans don't care about your credit score as much. Credit unions weigh character and payment history, not just the number on your report. ITIN lenders exist.
SBA lenders understand contractor write-offs.
If a bank said no, that doesn't mean no one will say yes.

Three things you can't skip.
- 01Know your property type and location
If it's in a USDA-eligible rural area (most of Perkins County is), you unlock zero-down financing.
- 02Gather your real income documents
All of them, even the ones that look messy—before you walk into any conversation. A lender needs to see what you actually made, not what you wish you made.
- 03Talk to at least two lenders
One might offer USDA, one might offer FHA, one might have a portfolio loan. Different lenders see you differently.

Three doors worth knowing.
First Peoples Community Credit Union (headquartered in South Dakota, serving rural borrowers): USDA-approved, flexible on contractor income, works with both English and Spanish speakers. South Dakota Rural Development USDA Office (federal resource, not a lender, but your guide to USDA loans): connects you to approved lenders and explains USDA 502 direct and guaranteed loans—zero down, flexible credit. Black Hills Federal Credit Union (multi-state credit union with South Dakota roots): portfolio lending, lower minimums, community focus.

Don't fall into these traps.
Predatory lenders and bad-faith brokers swarm rural counties because they know banks say no. Know the traps before you're inside one.
A broker promises to 'shop' your loan but adds a processing fee, application fee, and origination fee on top of the lender's fees—you pay twice.
A lender says they'll count your income but only uses your W-2, ignoring business profit and cash earnings—disqualifying you on purpose.
A bank loan officer doesn't mention USDA loans because they don't originate them, costing you a zero-down option.
The rules where you are.
None of this is set by a lender. South Dakota sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- PROPERTY TAX1.17% effective
What South Dakota charges every year on what the house is worth. No lender sets it and it does not go away when the loan does — it is part of the payment from day one.
- MEDIAN HOME, STATEWIDE$270K
The number an appraisal gets read against. A house well under it is often the loan a big bank does not want — which is exactly what the doors above are for.
- STATE INCOME TAXNone
It comes off before a lender works out how much of your income can go to a payment.
- COST OF LIVING93.4
National index, where 100 is the country's average. Under 100 means your money goes further here than it does nationally.
