A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. THE GUIDE

Cache County, Utah has a growing housing market anchored by Utah State University and a mix of agricultural, trade, and small-business workers. Whether you are buying your first home, financing a small rental property, or building equity as a solo contractor, local lenders and community organizations can help you find a path forward — even without a Social Security Number. This guide walks you through what home financing looks like in Cache County, who qualifies, what documents you will need, which local institutions to contact first, and how to protect yourself from unfair lending practices.

What Is Home Financing?

Home financing means borrowing money to buy, build, or refinance a home — and agreeing to pay it back over time, usually with interest.

The most common tool is a mortgage: a loan secured by the property itself.

If you stop making payments, the lender can reclaim the property through foreclosure, so it is important to borrow only what you can comfortably repay.

In Cache County, home financing comes in several flavors:

  • Conventional loans — offered by banks and credit unions, typically requiring a credit score of 620 or higher and a down payment of 3–20%.
  • FHA loans — backed by the Federal Housing Administration, allowing down payments as low as 3.5% and credit scores as low as 580. A popular choice for first-time buyers.
  • USDA Rural Development loans — many parts of Cache County outside Logan city limits qualify as rural, meaning eligible buyers may access zero-down-payment loans through the USDA program.
  • ITIN mortgage loans — for buyers who do not have a Social Security Number but do have an Individual Taxpayer Identification Number (ITIN). Several lenders in Utah offer these.
  • Investment property loans — if you are buying a rental property or a small multi-unit building (2–4 units), lenders will look at your rental income potential alongside your personal finances.

Federal programs like FHA and USDA set the rules, but local lenders, credit unions, and community organizations are the ones who actually process your application and guide you through closing. Start local.

Who Qualifies? Understanding Cache County's Local Economy

Forget what the banks say.

Cache County's economy is shaped by Utah State University (USU), agriculture, light manufacturing, and a strong small-business sector. Logan is the county seat and largest city, but smaller communities like Smithfield, Hyrum, Providence, and Richmond each have their own character and housing needs.

You may qualify for home financing if you:

  • Are employed full-time, part-time, or seasonally (agricultural or trade workers with documented income).
  • Are self-employed or a solo contractor — lenders will typically ask for two years of tax returns.
  • Work at USU or in the university's supply chain.
  • Are a recent immigrant or DACA recipient with an ITIN and at least two years of filed U.S. tax returns.
  • Have limited credit history but can show 12–24 months of on-time rent, utility, or phone payments.

Income thresholds matter. Cache County's median household income is roughly $60,000–$65,000. USDA Rural Development loans cap income eligibility at 115% of the area median income for your household size, which for Cache County in 2024 is approximately $98,000–$118,000 depending on family size. Check current limits at usda.gov or with a local lender.

Solo contractors and gig workers: You are not automatically disqualified. Lenders want to see stable, documentable income. Two years of Schedule C or Schedule SE filings go a long way. If your reported income is low due to deductions, talk to a HUD-approved housing counselor before applying — they can help you present your finances clearly.

ITIN borrowers: You do not need a Social Security Number to buy a home in Utah. Some local and regional lenders offer ITIN mortgage products. You will need two years of ITIN tax returns and additional documentation (see Section 3).

Documents You Will Typically Need

Get your papers in order.

Gathering documents before you apply saves time and reduces stress. The exact list varies by lender and loan type, but here is what most Cache County lenders will ask for:

For all borrowers:

  • Government-issued photo ID (driver's license, passport, or consular ID / matrícula consular)
  • Social Security Number OR Individual Taxpayer Identification Number (ITIN)
  • Two most recent years of federal tax returns (all pages, all schedules)
  • Two most recent W-2s or 1099s
  • Two to three months of recent pay stubs
  • Two to three months of bank statements (all accounts, all pages)
  • Proof of current address (utility bill, lease agreement)
  • Documentation of any other income (rental income, child support, Social Security)

If you are self-employed or a solo contractor, add:

  • Business tax returns (Schedule C or partnership returns) for the past two years
  • A year-to-date profit-and-loss statement
  • Business bank statements (2–3 months)
  • Any business licenses or contractor registrations

If you are an ITIN borrower, add:

  • ITIN letter from the IRS
  • Two years of ITIN-filed tax returns
  • 12–24 months of bank statements (lenders may use these instead of W-2s)
  • Alternative credit references: landlord letters, utility payment history, remittance records

For investment property purchases, add:

  • Signed leases or rent rolls if the property is already occupied
  • Projected rent estimate from a local property manager (if vacant)
  • Documentation of your existing rental income (if you are already a landlord)

Tip: Make copies of everything before you hand anything over. You are entitled to copies of any appraisals or documents that lenders order on your behalf.

WHAT TO AVOID

Don't fall into these traps.

Cache County's housing market has grown quickly in recent years, and wherever there is demand, there are sometimes lenders or brokers who take advantage of buyers who are unfamiliar with the process. Here is what to watch for:

High-pressure tactics

A trustworthy lender gives you time to read, ask questions, and compare offers. If anyone tells you that you must sign today or you will lose the deal, slow down. You have the right to shop around and take your time.

Yield-spread premiums and hidden broker fees

Some brokers receive a bonus from lenders for steering you into a higher-interest loan. Always ask: 'Are you receiving any compensation from the lender for this loan?' Under federal law (RESPA), brokers must disclose this. If they hesitate, walk away.

Rent-to-own schemes without legal protections

In a legitimate lease-option agreement, you rent a home with the option to buy later, and your rent payments may count toward a down payment. But unregulated rent-to-own schemes in Utah often have fine print that causes buyers to lose all payments if they miss even one month. Never sign a rent-to-own contract without having a Utah real-estate attorney review it first.

Deed fraud and 'foreclosure rescue' scams

If someone approaches you (especially if you are behind on payments) and offers to 'save your home' by having you sign over the deed, this is almost certainly a scam. Consult a HUD-approved counselor — they offer free foreclosure prevention help.

Notario fraud

In some Latin American countries, a notario público is a licensed legal professional. In the United States, a notary public has very limited authority. If someone presents themselves as a 'notario' who can help you with your mortgage, immigration status, or legal documents for a fee, be very cautious. Only licensed Utah attorneys and licensed mortgage professionals can give legal or mortgage advice.

Loans with balloon payments

Some non-traditional lenders offer loans with low monthly payments that balloon into a large lump-sum payment after 5–7 years. If you cannot refinance or pay the lump sum, you could lose your home. Read every loan estimate carefully and ask: 'Does this loan have a balloon payment?'

Unnecessary add-ons at closing

Credit insurance, extended warranties, and other add-ons can be rolled into your loan without your full awareness. Review the Closing Disclosure line by line. Ask what every fee is for and whether it is required.

Utah-Specific Regulatory Notes

The rules where you are.

Utah has its own rules that affect home financing in Cache County. Here are the most important ones to know:

Utah Housing Corporation (UHC) Programs

UHC is Utah's state housing finance agency. It is not a federal program. UHC partners with local lenders to offer below-market interest rates and down payment assistance (typically 3.5–6% of the loan amount as a second mortgage). Programs include:

FirstHome Loan

— for first-time buyers who have not owned a home in the past three years.

HomeAgain Loan

— for repeat buyers who still meet income and purchase price limits.

Score Loan

— for buyers with limited or damaged credit. All UHC loans are processed through participating lenders, not directly through UHC. Ask Cache Valley Bank, Mountain America, or America First if they participate. Utah Anti-Predatory Lending Rules Utah's Department of Financial Institutions (UDFI) licenses and regulates mortgage lenders and brokers in the state. If you want to check whether a lender is licensed, visit dfi.utah.gov or call 801-538-8830. You can also file a complaint there if you feel you have been treated unfairly. Utah Property Tax Exemptions The Primary Residential Exemption reduces the taxable value of your primary residence by 45%. You must apply with the Cache County Assessor's Office within the first year of ownership. If you are a low-income homeowner or a senior, ask the Cache County Assessor about the Circuit Breaker Property Tax Credit — a state program that limits property taxes based on income. USDA Rural Eligibility in Cache County Logan itself may not qualify as rural under USDA definitions, but many surrounding Cache County communities — including Hyrum, Millville, Nibley, Newton, Clarkston, and Cornish — do. A USDA-approved lender can run an address through the USDA eligibility map at eligibility.sc.egov.usda.gov. Disclosure Requirements Under Utah law, lenders must provide a Loan Estimate within three business days of your application. Read it carefully. Compare it to the Closing Disclosure you receive at least three business days before closing. If numbers changed significantly and no one explained why, ask — or consult a HUD-approved counselor.
