That is not a gap in this page, and it is not unusual: 44 of Kentucky's 120 counties hold a door in this lane, and Breckinridge County is not one of them. What does serve it is below, by name and by town.
The doors in Breckinridge County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Breckinridge County has more lending doors than most people know—local credit unions, state programs, and community lenders that understand contractors and real-estate investors. This guide cuts through the confusion and points you straight to people who can say yes where banks say no.
Forget what the banks say.
Big national banks rejected you because their computers run the same algorithm for everyone. They see "self-employed" and flinch.
They see "investment property" and pull back.
They see an ITIN and say no faster than they said yes. Local credit unions, CDFIs (Community Development Financial Institutions), and SBA-backed lenders in Kentucky work differently. They talk to you first, read your actual numbers second, and care about your neighborhood third. That's not being soft—it's being smart.

Four things. Get them in order.
- 01Know your real credit score and credit file
Order it free at annualcreditreport.com. If you use an ITIN, ask the lender whether they pull ITIN-specific credit reports (many do).
- 02Gather 2
3 years of tax returns, P&L statements, or bank statements. Contractors especially—banks want to see cash flow, not excuses.
- 03Understand what you need to borrow for (equipment, down payment on rental property, working capital) and how long you need it.
- 04Call three lenders before you commit
Compare terms, fees, and tone. If they rush you or hide fees, walk.

Four doors worth knowing.
Each lender below serves or actively reaches into Breckinridge County. Call them directly. Ask whether they work with self-employed people, investors, and ITIN holders. Don't apologize for your profile—ask them whether they know how to underwrite it.

Don't fall into these traps.
Predatory lending doesn't always wear a sign. Watch for hidden fees, rates that climb after a "teaser" period, prepayment penalties that punish you for paying early, and lenders who pressure you to borrow more than you asked for. If a lender won't explain fees in plain English, that's a signal. If they want your bank password or personal guarantee beyond what's normal for the loan size, that's another. Trust your gut.
Low monthly payments with a giant lump sum due at the end sound easy until month 60 arrives and you can't pay it.
Lender approves you verbally for one rate, then slides a different contract across the table at closing with a higher rate buried in fine print.
Some lenders claim they don't work with ITIN borrowers—but that's often a legal gray area; always ask whether they use ITIN credit reports before you assume no.
Everything below is set by Kentucky, and it reads the same in every county in it. Who opens the door is not: 3 of the 9 above will take an ITIN instead of a social security number.
The rules where you are.
None of this is set by a lender. Kentucky sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- STATE INCOME TAX4.0% flat (2026)
What the state takes off what you earn, before anyone works out what payment you can carry.
- SALES TAX6.0% state · no local
What you pay on top of every purchase. On a small loan for a repair or a tool, this is a real part of the total.
- MEDIAN HOUSEHOLD INCOME$60K
Half the households in the state earn less than this. A lot of the programs above use that number to decide who qualifies.
- COST OF LIVING92.9
National index, where 100 is the country's average. Under 100 means your money goes further here.
