How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
This guide helps solo contractors, small real-estate investors, and everyday residents of Iosco County, Michigan understand their personal financing options. It highlights local credit unions, CDFIs, and SBA-connected resources that actually serve this region — not just national programs. Whether you have a traditional credit history or rely on an ITIN, there are real pathways available to you. Take your time, ask questions, and work with lenders who respect your goals.
It's a process, not a rejection.
Personal financing covers any loan, line of credit, or financial product you use as an individual — not as a registered business.
This includes personal loans for home repairs, vehicles, medical costs, or bridging income gaps between contracts.
It also includes the financial tools that solo contractors and small real-estate investors use in their own names, such as personal lines of credit or ITIN-based loans.
Iosco County sits in northeast lower Michigan along Lake Huron.
Its economy is shaped by seasonal tourism, timber, light manufacturing, and a significant retiree population.
Many workers here are self-employed, work seasonal jobs, or earn income that does not fit neatly into a traditional pay-stub format. That reality matters when you are applying for financing — and the best local lenders already understand it.

Forget what the banks say.
Eligibility for personal financing depends on four general factors: income, credit history, debt-to-income ratio, and collateral. But in Iosco County, those factors show up differently than in a major metro area.
Seasonal and gig income: Many lenders in this region accept bank statements, 1099 forms, or profit-and-loss summaries instead of W-2s. If you are a contractor or seasonal worker, be upfront about your income pattern. Local credit unions are often more flexible than national banks.
Thin or no credit file: If you have little credit history — common among younger workers, recent immigrants, or people who have historically avoided credit — some local CDFIs and credit unions offer credit-builder products to help you establish a record before you need a larger loan.
ITIN holders: You do not need a Social Security Number to access personal financing. Several lenders in the region accept Individual Taxpayer Identification Numbers (ITINs). ITIN lending is legal, common in Michigan, and a legitimate path.
Retirees and fixed-income residents: If your income comes from Social Security, a pension, or investments, local lenders can use those sources. Retirement income is real income.
Rural property owners: Owning land or a home in Iosco County can serve as collateral for secured personal loans, even if your liquid income is modest.

Get your papers in order.
Gathering your documents before you apply saves time and reduces stress. Here is what most lenders in the region will ask for:
Identity:
- Government-issued photo ID (driver's license, state ID, passport, or consular ID card)
- ITIN letter or Social Security card
Proof of income (bring what you have — not every lender requires all of these):
- Two most recent federal tax returns (Form 1040)
- Three to six months of bank statements
- Recent 1099 or W-2 forms
- A simple profit-and-loss statement if you are self-employed
- Award letters for Social Security, pension, or disability income
Proof of residence:
- Utility bill, lease agreement, or mortgage statement showing your Iosco County address
Credit authorization:
- Most lenders will pull your credit report with your permission. If you have no credit file, mention this upfront — some lenders offer alternative underwriting.
Collateral documents (for secured loans):
- Vehicle title, property deed, or current mortgage statement
Tip: Bring originals and copies. Keep a folder specifically for loan applications so you are not searching for the same documents multiple times.

Don't fall into these traps.
Not every lender has your best interests in mind. Here are patterns to watch for in Iosco County and across Michigan.
These products carry APRs that can exceed 300%. A $500 loan can cost you $700 to repay two weeks later. If you are in a cash emergency, contact NEMCSA or Northland Area FCU first — they have emergency loan products at a fraction of the cost.
If a lender has no address, no phone number you can actually call, and no verifiable history, be very careful. Some online lenders specifically target rural areas where traditional banking is limited. Always verify that an online lender is licensed in Michigan through the DIFS license lookup tool at michigan.gov/difs.
Any lender who tells you the offer expires in hours, or who discourages you from reading the paperwork, is not acting in your interest. Legitimate lenders give you time.
No legitimate personal lender should charge you an application fee, processing fee, or insurance premium before funding your loan. Upfront fee demands are a common scam pattern.
This is when a lender encourages you to refinance an existing loan before you have paid it down meaningfully — adding fees and extending your debt. Each refinance can cost you hundreds of dollars in origination fees.
Be skeptical of mailers targeting your specific financial situation (e.g., referencing your property address or estimated home value). These are often high-cost or deceptive products.
For household goods, rent-to-own arrangements in Michigan often cost two to three times the retail price over the life of the contract. Financing through a credit union for the same purchase is almost always cheaper.
The rules where you are.
Michigan has several consumer protection rules that affect personal lending. Knowing them helps you recognize fair terms.
Debt collectors in Michigan must follow strict rules about contact hours, harassment, and misrepresentation. If a collector contacts you improperly, you have the right to file a complaint with the Michigan Attorney General's office.
Payday loans in Michigan are capped at $600 per lender, with fees limited by law. However, the rates are still very high. This law sets a floor, not a ceiling for fairness — avoid payday products when possible.
Michigan does not have a broad interest rate cap for all consumer loans, which means some lenders can charge very high rates. Always ask for the Annual Percentage Rate (APR) in writing before signing.
Michigan-chartered credit unions are regulated by the Michigan Department of Insurance and Financial Services (DIFS). If you have a complaint about a Michigan credit union, DIFS is your contact. Website: michigan.gov/difs
No Michigan law prevents a lender from accepting an ITIN instead of an SSN. If a lender tells you that you cannot be helped because you have an ITIN, seek a second opinion elsewhere.

The short version.
- 01
If you are a resident of Iosco County looking for personal financing, here is the short version:
- 02
1. Start local. Northland Area Federal Credit Union in Oscoda is your first call for personal loans, credit-builder products, or general financial questions. They know this community.
- 03
2. If you have an ITIN, you still have options. MSU Federal Credit Union and some CDFI-connected lenders accept ITINs. Do not let anyone tell you otherwise.
- 04
3. If you are self-employed or seasonal, document your income carefully. Bank statements and tax returns do the work that pay stubs do for salaried workers. Keep them organized.
