Forget what the banks say.
Lenders in and around Benzie County work with a wide range of borrowers. Here is what generally matters:
Credit score: Many local CDFIs and credit unions will work with scores as low as 580–620. Some microloan programs have no minimum. A low score is not an automatic disqualifier — especially if you can explain your history.
Time in business: Some programs require 6–12 months of operation. Startups can often access microloan programs or CDFI pre-lending technical assistance instead.
Income documentation: Because Benzie County has a strong seasonal economy — tourism, short-term rentals, landscaping, construction — lenders here are often familiar with fluctuating monthly income. Bring your best 2 years of records, even if they vary.
ITIN borrowers: If you do not have a Social Security number but pay taxes with an Individual Taxpayer Identification Number (ITIN), you are not excluded. Several CDFI and credit union partners in northern Michigan will work with ITIN holders. You do not need to be a U.S. citizen to access small business financing.

Get your papers in order.
Before you sit down with any lender, gather these documents. Having them ready shows you are serious and speeds up the process.
For all borrowers:

- Last 2 years of personal tax returns (IRS Form 1040)

- Rent roll (list of tenants and monthly rent, if the property is already occupied)
- Property tax records
For ITIN borrowers:
- ITIN letter from the IRS (CP565 notice)
- At least 2 years of filed tax returns using your ITIN
- Additional ID may be requested (passport, consular ID)

Don't fall into these traps.
Not every lender has your best interest in mind. Here are warning signs that a financing offer may hurt you more than it helps.
These are not loans — they are purchases of your future revenue. They often carry effective annual rates of 60–300%. They are extremely common in online advertising targeting small contractors and seasonal businesses. Avoid them.
If a lender requires you to repay every day or every week by automatic bank withdrawal, that is a red flag. Healthy business loans are repaid monthly. Daily withdrawals can destroy cash flow.
Lenders who advertise 'no credit check, fast approval' are almost always charging extremely high rates or fees to compensate for the risk. There is always a cost — find out what it is before you sign.
Some online lenders include a 'confession of judgment' clause in their contracts. This allows them to take money from your bank account or sue you in another state without notifying you first. This is illegal in Michigan for consumer loans but can appear in business loan contracts.
Reputable lenders — including CDFIs, credit unions, and community banks — will give you time to read the agreement, ask questions, and consult an advisor. Any lender who pressures you to sign immediately is not acting in good faith.
Legitimate loan brokers are paid when the loan closes, not before. Never pay an upfront fee to someone who promises to find you a loan.
Real grants are competitive, require applications, and come from government agencies or established nonprofits. Any website or person asking for a fee to access a 'guaranteed grant' is running a scam. If something feels wrong, contact the Michigan Attorney General's Consumer Protection Division at michigan.gov/ag or call 877-765-8388.
The rules where you are.
Michigan has its own rules that affect how business financing works in the state. Here are the most important ones for Benzie County borrowers:
If you are a contractor (builder, electrician, plumber, HVAC), Michigan requires licensure through the Department of Licensing and Regulatory Affairs (LARA). Most lenders will ask to see your license before approving a business loan. If you are not yet licensed, talk to SBDC advisors — they can help you plan.
If your business sells goods or taxable services, you need a sales tax license from the Michigan Department of Treasury. Lenders may request this as proof of active business status.
Michigan's Regulation of Collection Practices Act and the Michigan Consumer Protection Act provide some protections against predatory lending. However, these protections are stronger for consumer loans than business loans. Always read the full loan agreement.
Benzie County and its townships (including Benzonia, Beulah, and Crystal Lake Township) have varying rules on short-term rentals (Airbnb-style). Before financing a rental property, confirm local zoning and township ordinances. Honor Bank and NWMCOG staff are familiar with these local rules.
