Don't fall into these traps.
Trap one: 'Quick money' offers that come from online lenders promising funding in 24 hours—they charge rates of 200–400 percent annualized and will own your future. Trap two: broker fees. If someone says they'll 'help you find a loan' for a percentage of the deal up front, walk away. Real lenders pay brokers, not you. Trap three: giving up personal guarantees you don't understand. If a real estate deal goes sideways, a personal guarantee means they can come after your house or savings. Read the fine print with someone who speaks your language fluently, and do not sign anything you don't understand.
Fast-approval online lenders charge 200–400% annualized rates and trap you in debt cycles that cost more than the loan itself.
Anyone asking for a fee before connecting you to a lender is taking your money; real lenders pay brokers, not borrowers.
Signing a guarantee without understanding it means your personal assets are on the hook if the business loan goes bad.
