No agenda

We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.

Based here vs. serves here

A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.

THE GUIDE

Keweenaw County is remote, but you don't have to use distant banks or high-cost lenders. This guide points you to credit unions, regional CDFIs, and SBA resources that understand rural Michigan and work with contractors and small real-estate investors. Start with the local intermediaries—they know your market and your neighbors.

It's a relationship, not a transaction.

Banks treat you like a file number. Local credit unions and CDFIs treat you like a neighbor.

In Keweenaw County, where you live at the tip of the Copper Peninsula, that difference matters.

A credit union officer or community lender can see past a thin credit file or a year with low income—they can see your track record, your property, your reputation. That relationship is your real collateral. Start there, not with online forms that spit out rejections.

Forget what the banks say.

Big banks tell you that you need perfect credit, two years of tax returns, a W-2 job, and a down payment they've already decided you can't afford. Forget it. Local credit unions and CDFIs use different rules—they weight character and collateral over scores. An SBA loan officer in Michigan will help you build a case the bank itself might have rejected. They listen.

The bank doesn't.

You're a solo contractor or a small investor; you don't fit their boxes.

That's not your problem—it's theirs. Find lenders who do the work to understand you.

THE LAND AROUND ITMichigan, at last light.

Four things. Get them in order.

  1. 01Know what you're borrowing for

A rental property, a business vehicle, working capital, property improvement—each one has different terms and lenders.

  2. 02Gather what you have

Proof of income (tax returns, bank statements, rental agreements, contracts), photos of property or business, and a clear picture of what you owe already.

  3. 03Visit a local credit union or call the SBA district office before you call anyone else.

They're free, they won't hurt your credit, and they'll point you to the right door.

  4. 04Compare only apples to apples

The APR, the term, the fees—and ask every lender to explain those fees in plain words.

WHAT TO AVOID

Don't fall into these traps.

High-interest online lenders hide behind slick websites and fast approvals. Brokers who promise to 'fix' your credit will take your fee and leave you worse off. Predatory second mortgages marketed as 'easy cash' can steal your home. And refinance offers that sound too good will cost you more in fees than you save. If the lender won't explain the deal in plain English, walk away.

ONLINE SPEED TRAP

Fast online approval often means sky-high interest and hidden fees; by the time you read the fine print, you're locked in.

BROKER MARKUP

A broker tells you they'll 'find' you a loan and charges a fee upfront, then disappears or hands you a worse deal than you could've found yourself.

FLIPPED SECOND MORTGAGE

A lender offers 'quick equity access' on your home—really a second mortgage at predatory terms that can lead to foreclosure.

The rules where you are.

None of this is set by a lender. Michigan sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.

  • STATE INCOME TAX4.25% flat

What the state takes off what you earn, before anyone works out what payment you can carry.

  • SALES TAX6.0% state · no local

What you pay on top of every purchase. On a small loan for a repair or a tool, this is a real part of the total.

  • MEDIAN HOUSEHOLD INCOME$69K

Half the households in the state earn less than this. A lot of the programs above use that number to decide who qualifies.

  • COST OF LIVING90.6
