No agenda

We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.

Based here vs. serves here

A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.

THE GUIDE

This guide helps solo contractors, small business owners, and real estate investors in Cass County, Texas find honest, local financing options. It covers who qualifies, what documents you need, which local and regional lenders actually serve this area, and what warning signs to watch for. Origen Capital is a directory, not a lender — our goal is to connect you with the right people in your community.

What Is Business Financing — and Why It Matters in Cass County

It's a process, not a rejection.

Business financing is money you borrow or receive to start, grow, or stabilize a business. It can take many forms: a traditional bank loan, a line of credit, a microloan, an SBA-backed loan, or a grant from a community development program. In Cass County — a rural East Texas county anchored by Linden (the county seat) and the city of Atlanta, Texas — access to capital can feel harder than in larger metro areas.

Banks are fewer, and many national lenders simply do not serve rural counties at all.

That is exactly why the local intermediary layer matters: community development financial institutions (CDFIs), credit unions, and regional SBA partners are specifically designed to fill that gap. This guide focuses on those resources first.

Who Qualifies — and How the Cass County Economy Shapes Eligibility

Forget what the banks say.

Cass County's economy is rooted in agriculture, timber, small-scale retail, construction trades, and light manufacturing. Many businesses here are family-owned, operated by sole proprietors, or run by individuals who do not have a long credit history with traditional banks. That is okay — most community lenders in this region understand that reality.

Generally speaking, you may qualify for small business financing in Cass County if:

  • You operate or plan to operate a business within the county or the surrounding East Texas region.
  • You have been in business for at least 6–24 months (requirements vary by lender and program).
  • You can show some form of income — even informal records like bank statements or invoices.
  • You have a concrete plan for how the money will be used.

For newer businesses or those without a Social Security Number, ITIN-based lending programs exist. Several CDFIs and credit unions in the region will accept an Individual Taxpayer Identification Number (ITIN) in place of an SSN, which opens the door for immigrant entrepreneurs and mixed-status households. You do not need perfect credit. Many community lenders look at your character, cash flow, and community ties as much as your credit score.

WHAT TO AVOID

Don't fall into these traps.

Rural counties like Cass can attract lenders that charge far more than they should. Here are the warning signs to watch for:

Merchant Cash Advances (MCAs)

These are not loans — they are advances on your future sales, often carrying effective APRs of 60%–300%. They are marketed aggressively to small business owners who have been turned down elsewhere. Avoid them unless you have exhausted all other options and fully understand the cost.

High-fee online lenders

Some online platforms charge origination fees of 5%–10% plus high interest rates. Always compare the APR, not just the monthly payment.

Pressure to decide quickly

A legitimate lender will give you time to review your loan documents. If anyone is pushing you to sign today or lose the offer, walk away.

Upfront fees before approval

No legitimate CDFI, credit union, or SBA-approved lender charges you a large fee before your loan is approved. Small application fees ($25–$100) are normal; large upfront payments are a red flag.

Title loan companies and payday lenders

These exist in East Texas and can seem convenient, but their rates are extremely high and can trap borrowers in cycles of debt. They are not appropriate for business financing.

Offers that sound too good

If a lender is offering you a large loan with no credit check, no documents, and guaranteed approval, that is a scam or a predatory product. Real lenders ask questions and review paperwork. If something feels wrong, contact the Texas Office of Consumer Credit Commissioner (OCCC) at occc.texas.gov or call 800-538-1579.

Texas-Specific Regulatory Notes

The rules where you are.

Texas has its own rules that affect how business lending works in the state. Here are the most relevant ones for Cass County borrowers:

No state income tax

Texas does not have a personal income tax, which simplifies your tax picture as a sole proprietor or small business owner. However, businesses with revenues over $1.18 million (as of recent thresholds) may owe the Texas Franchise Tax. Check with a local accountant or the SBDC.

Homestead protections

Texas has some of the strongest homestead protection laws in the country. In most cases, a lender cannot force the sale of your primary residence to collect on a business debt — but this does not apply to mortgages or home equity loans on that property. Understand what you are pledging as collateral before you sign.

ITIN lending is legal in Texas

There is no state law preventing lenders from accepting ITINs in place of SSNs. CDFIs like LiftFund and PeopleFund regularly do this.

Texas Secretary of State business registration

If you operate under any name other than your own legal name, you must file a DBA (Doing Business As) with the county clerk or register an LLC with the Texas Secretary of State. Lenders will want to see this. Filing fees are low — typically $25–$300 depending on entity type.

Usury limits

Texas law caps interest rates on certain loan types, but many commercial loans are exempt from those caps. Always request the Annual Percentage Rate (APR) in writing before signing anything.
