No agenda

We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.

Based here vs. serves here

A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.

THE GUIDE

Denton County has gone from farm and horse country to the fast-building north edge of the Dallas–Fort Worth metroplex, and most of the work here gets done by small crews operating as subcontractors. This guide covers the kinds of business money that are actually available to them, who qualifies, what paperwork to gather first, and which credit unions, CDFIs and national ITIN-friendly nonprofits reach into this county — starting with the honest fact that none of them are headquartered inside the county line. Texas rules and the traps aimed at cash-flowing contractors are covered too.

What Business Financing Means in Denton County

It's a process, not a rejection.

Business financing is any arrangement that puts money in your hands to start, run, or grow work you own. It comes in a handful of shapes: a term loan you pay back on a fixed schedule, a line of credit you draw on when a job runs long and the customer pays slow, a microloan for a smaller amount when you are early or thin on credit, equipment financing where the truck or the machine is the collateral, and occasionally a grant you never repay.

What makes Denton County its own market is the shape of the work. This is one of the counties where the metroplex keeps spilling north — subdivisions, schools, warehouses along the I-35 corridor, retail pads, apartment blocks — alongside older ground that is still horse property, hay, and small-town main streets.

Almost none of that construction is done by the company whose sign is on the fence.

It is done by crews who sign on as subcontractors: framers, roofers, concrete and flatwork, drywall and tape, paint, HVAC, electrical, irrigation and landscape, fencing, cleanup, haul-off.

That structure decides what kind of money you need. Subcontractors are almost never short of work in a county like this. They are short of cash in the gap between doing the work and getting paid for it — and short of the money to put a second crew and a second truck on the ground when a builder offers them more houses than they can cover.

A line of credit and equipment financing solve those two problems.

A high-cost advance against future revenue does not.

Who Qualifies — and How the Work Here Shapes the Answer

Forget what the banks say.

Every lender is asking the same four questions in different words: can you repay this, have you repaid things before, how long have you been doing this, and does the work make sense in this market. Nothing about that list requires a perfect file.

In a county of roughly nine hundred thousand people where the building has not stopped for years, the applicants who tend to get a yes look like this:

  • A trade sub with two or three years of 1099s from general contractors and builders
  • An owner-operator hauling dirt, rock, debris, or equipment
  • A lawn, irrigation, tree, or fence crew with a route of repeat residential customers
  • A mobile mechanic, welder, or small shop with tools already paid for
  • A cleaning, turnover, or make-ready company working for property managers and apartment blocks
  • A food truck, taqueria, panadería, or small storefront with a couple of years of deposits
  • A small landlord or flipper operating as a business rather than a homeowner

Thin or short credit is not automatically a no — it usually moves you to the microloan and nonprofit tier instead of the bank tier. Having an ITIN instead of a Social Security Number does not disqualify you either; it narrows the list of doors, and the doors below tell you which ones are verified to open. Spanish is the working language of a great deal of the labor in this county, and the institutions that serve it know that.

WHAT TO AVOID

Don't fall into these traps.

Fast-growing metro counties attract a particular kind of lender, and contractors with steady deposits are the target.

Merchant cash advances.

These are not loans. Someone buys a slice of your future deposits at a discount and pulls a fixed amount out of your account every business day or every week. They are legal, they fund in a day, and they are one of the most expensive ways to borrow that exists. Crews get into one to cover a payroll gap and end up with two or three stacked on top of each other, which is how solvent businesses go under.

Auto-title and payday products used for business expenses.

Texas allows these storefronts to operate through a credit access business arrangement that works around the state's rate cap. Putting your work truck's title up to make a material run is how you lose the truck and the job.

Anyone who wants a fee before you have an offer.

Application fees exist. Large upfront fees to "secure" or "guarantee" funding do not, and no one legitimate charges you to tell you whether the SBA will approve you.

Equipment leases where nobody will state the total.

Ask for the total of all payments plus any end-of-term buyout, written down, before you sign. If the salesman keeps steering you back to the monthly number, that is your answer.

Urgency.

No real lender's offer evaporates this afternoon. Take the paperwork home. Read it. Compare at least two offers. Anyone who will not let you do that is telling you what the deal is worth.

Texas-Specific Notes Worth Knowing

The rules where you are.

Texas does not license general contractors at the state level. There is no statewide GC license to get, which is why the entry cost for a trade business here is low and the competition is heavy. Specific trades are a different story: electricians, plumbers, HVAC and irrigation are licensed by state agencies, and a lender financing equipment for those trades will expect to see the license.

If you operate under a name that is not your legal name, a sole proprietor files an assumed name certificate with the county clerk; an LLC or corporation files with the Secretary of State. If you sell taxable goods or certain services, you register for a sales and use tax permit with the state comptroller. Texas has no personal state income tax, which is part of why your federal return carries so much weight in a loan file — it is most of the paper trail you have.

The state runs economic development and small-business assistance through its own agencies, and the university extension service and community colleges in this region host free business classes. None of that is a loan, but all of it is documentation help, and documentation is usually the real barrier.

One last piece that hits Denton County contractors in particular: property taxes here are high because there is no income tax, and many of the newer subdivisions sit inside special districts that add to the bill. If you are buying a shop, a yard, or storage for equipment, get the full tax picture for that exact address before you sign, because that number lands in your loan payment through escrow.

THE SHORT VERSION

The short version.

  1. 01

If you run a crew, a truck, a shop, or a storefront in Denton County, Texas, you have real options — even though no credit union or community lender in this directory has its headquarters inside the county.

  2. 02

What you do have are branches of metroplex institutions, one of them CDFI-designated, plus three national nonprofits that are verified to lend to people who have an ITIN instead of a Social Security Number. Free counseling through the SBDC network, SCORE, and the SBA district office costs you nothing and usually shortens the road.

  3. 03

The practical next steps are small. Separate your business account from your household account. Put the last two years of returns and the last six months of statements in one folder. Write down who owes you money. Then make two calls instead of one, and compare what comes back.

  4. 04

Say no to anything that arrives fast, costs a percentage of every deposit, and cannot be explained in plain language.
