Don't fall into these traps.
Not every lender has your best interests in mind. Here are the warning signs to watch for when seeking financing in York County or anywhere:
These are not loans — they are purchases of your future revenue at a steep discount. Effective annual percentage rates can exceed 100%. They are heavily marketed to small businesses and contractors. Avoid them unless you fully understand the cost and have no better option.
If a lender quotes you a 'factor rate' (like 1.3 or 1.45) instead of an annual percentage rate, ask them to convert it to an APR. Virginia law requires truth-in-lending disclosures on consumer loans, but some business products are exempt. Always ask for the full cost in writing.
Legitimate lenders may charge application or appraisal fees, but they do not typically demand large upfront fees before processing your loan. If someone asks for hundreds or thousands of dollars before you receive any funds, walk away.
Real lenders give you time to review loan documents. Anyone who says 'you must sign today' or 'this offer expires in an hour' is using a pressure tactic — not a sign of a trustworthy institution.
Some lenders will encourage you to refinance repeatedly, each time charging new fees and resetting your repayment clock. This generates fees for them and cost for you with little benefit.
Some predatory investors target homeowners and small real estate investors with offers to 'help' that involve signing over property deeds. Never sign a deed under financial pressure without independent legal counsel.
A trustworthy lender gives you time, explains fees clearly, provides a written loan agreement before asking for a signature, and does not contact you repeatedly with unsolicited offers. CDFIs, credit unions, and SBDC advisors can help you evaluate any offer you receive.

The rules where you are.
Virginia has several state-level programs and rules that directly affect small business borrowers in York County:
Offers loan guarantees, direct loans, and the Virginia Micro Loan Program (loans up to $25,000 for businesses with fewer than 10 employees). VSBFA partners with local lenders to reduce their risk, which means you may qualify for a loan you wouldn't get on your own.
Administers some incentive programs for businesses that create jobs in Virginia. Less relevant for solo contractors but worth knowing if you plan to hire.
All businesses operating in Virginia must register with the SCC. This is a basic legal requirement — not optional — and lenders will ask for your SCC registration number. Registration is straightforward and low-cost.
York County contractors must hold the appropriate Virginia Department of Professional and Occupational Regulation (DPOR) license. Some lenders will ask for proof of licensing before approving a business loan.
Virginia's consumer lending laws cap interest rates on some loan types, but commercial loans often have fewer protections. This makes it especially important to read all loan agreements carefully and compare offers.
