What Home Financing Means in Jefferson County

It's a process, not a rejection.

Home financing is not one product. The main shapes:

  • A conventional mortgage — the standard loan, best for steady income and solid credit.
  • An FHA loan — government-insured, with a smaller down payment and more forgiving credit rules. Common for first-time buyers.
  • A renovation loan — one loan that covers the purchase and the repairs. Built for exactly the kind of house this county has a lot of.
  • A portfolio or ITIN mortgage — held by the lender instead of sold, which lets some credit unions and community lenders write loans to borrowers who file taxes with an ITIN.
  • A home equity loan or line — borrowing against the house you already own, usually for repairs.
  • An investor loan — for a duplex or rental, often underwritten on the property's rent as well as your income.

The county's housing has three personalities. Lakewood, Wheat Ridge, Arvada and the older parts of Golden are full of mid-century ranch houses and split-levels — solid bones, often original kitchens, aging roofs and sewer lines.

Buying one usually means financing repairs too.

Newer subdivisions on the edges come with homeowners associations and, often, a metropolitan district — a special taxing district that paid for the streets and pipes and adds its own line to your property tax bill. And the foothill communities along I-70 and US-285 bring wells, septic systems, steep driveways, and the hardest question in Colorado real estate right now: can you insure the house against wildfire.

Housing on the west side of Denver is expensive, and the Front Range market moves fast. That makes preparation — documents ready, preapproval in hand — more important here than in most places.

Who Qualifies for a Home Loan in This Market

Forget what the banks say.

A mortgage lender looks at four things: income it can verify, debts compared to that income, credit history, and the money you bring to closing.

  1. 01**Salaried workers**

    Federal employees at the Federal Center, staff at the university and the labs, hospital and school workers. Two years in the same line of work and recent pay stubs make the cleanest file.

  2. 02**Self-employed tradespeople

    ** Roofers, remodelers, landscapers. Lenders use your tax returns, after write-offs. If you wrote off most of your income to lower your taxes, you also lowered what you qualify for. Talk to a lender a year before you plan to buy.

    ** Landscaping, plowing, hail-season roofing. Two years of history in the same seasonal pattern can count fully; a single good season does not.

    ** Conventional and FHA loans generally require a Social Security number. ITIN mortgages exist, usually from community lenders and some credit unions holding loans in their own portfolio, often with a larger down payment. Ask directly.

WHAT TO AVOID

Don't fall into these traps.

Storm chasers who want your insurance claim.

After hail, door-knockers ask you to sign a form that hands them control of your insurance claim, or offer to cover your deductible. Covering a deductible is illegal for roofers in Colorado. Get local bids and keep the claim in your own name.

Rent-to-own and owner-financed deals with no title protection.

Some sellers offer to finance the house themselves. That can be legitimate, but without a title company, recorded paperwork and a lawyer's review, one missed payment can cost you everything you paid in.

Loan modification and foreclosure rescue fees.

Anyone who charges upfront to save your house is a red flag. Free help exists through HUD-approved counselors.

Notarios and paper fixers.

In Colorado a notary public is not a lawyer. Do not let anyone file documents about your house or your status who is not a licensed attorney or accredited representative.

Cash-out refinances pushed by mail.

Turning your equity into cash to pay off cards can mean paying for a vacation for thirty years. Compare the total cost.

For investors: hard-money loans with short balloons.

Fine for a fast flip with a clear exit; dangerous when the renovation runs long or the rent does not come in.

Colorado Rules That Matter When You Buy

The rules where you are.

Closings in Colorado are usually handled by title companies, and purchase contracts use standard forms approved by the state real estate commission. Read the deadlines in that contract — inspection, appraisal, loan and insurance objection dates. Missing one can cost you your earnest money.

Metropolitan districts.

Many newer subdivisions sit inside a metro district that levies its own property tax to repay the bonds that built the neighborhood. Ask the title company or your agent for the district's mill levy and debt before you commit; two similar houses can carry very different tax bills.

Property taxes.

Colorado reassesses property values on a two-year cycle. Budget for your tax bill rising after a reassessment, not just for today's number.

Wildfire insurance.

In the foothills, insurers have been raising prices and declining some homes. Colorado created a FAIR Plan as an insurer of last resort for homes that cannot find coverage elsewhere. Your lender will not close without insurance, so solve this early.

Radon.

Colorado soils commonly produce radon, a natural gas linked to lung cancer. Testing during inspection is routine here, and mitigation systems are a standard, financeable repair.

Foreclosure runs through the county public trustee.

If you fall behind, the process moves through a public office, and there are mandatory notices and chances to cure. Call a HUD-approved counselor at the first missed payment, not the third.
