Don't fall into these traps.

Buying a new build without reading the district disclosure.

The most common expensive surprise in this county is a tax bill much larger than the buyer expected, because the subdivision carries its own debt. Read the disclosure, ask what the levy is used for, and ask when it ends.

Rent-to-own and installment land contracts.

Water is a permit, not a given.

A rural home on a well needs a valid permit from the state division of water resources, and household wells carry legal limits on how the water may be used — irrigating acreage is not automatically allowed.
