Who Qualifies — and What Counts as Income Here

Forget what the banks say.

Lenders weigh four things: your credit history, your income and how steady it looks on paper, how much you owe each month against what you earn, and what you can put down.

Many buyers in this county do not earn in tidy monthly amounts, and that is the part worth understanding.

  • Self-employed and 1099 trades. Underwriters average your income across two years of tax returns, and they average the number after write-offs. Aggressive deductions lower your taxes and lower your qualifying income at the same time. If you plan to buy in the next two years, talk to whoever does your taxes about that trade-off now, not in March.
  • Hourly with overtime. Base pay counts easily. Overtime and shift differentials count when there is a history behind them.
  • Military and veteran households. A VA entitlement is one of the strongest positions a buyer can hold in this market. Confirm your eligibility before you shop.
  • Cash income. If you are paid in cash, deposited cash is the only version a lender can use. Start depositing consistently, and understand it takes months of history to matter.
  • Two-earner households with one credit file. Common, and workable. The spouse with the stronger file may carry the loan, though only the borrowers on the note get the credit benefit.
  • ITIN buyers. Some institutions run mortgage programs for buyers who file with an ITIN, held on their own books. It is not universal and it is not always advertised. Call and ask plainly whether such a program exists and what it requires.

Signing a contract before you have an insurance quote.

The most expensive mistake available in Florida right now. A house you can afford with one premium is unaffordable with another.

Skipping the inspection to win the house.

In a market with older housing stock, an inspection is the cheapest money you will ever spend. Waiving it to look like a stronger buyer transfers every unknown onto you.

Contract-for-deed and rent-to-own arrangements.

You make payments for years and the deed stays in someone else's name. Miss a payment and you can lose everything you put in with no foreclosure protection. If a seller offers to "hold the note," have a lawyer read it before you sign.

One quote.

Rates, fees, and lender credits vary widely between institutions for the same borrower. Get written estimates from at least two, put them side by side, and compare the total cost, not the monthly payment.

Junk fees buried in a good rate.

A low rate with high origination and processing fees can cost more than a slightly higher rate with clean fees. The written estimate is where you see it.

"Wire the closing funds now."

Wire fraud in real estate is common and targets buyers days before closing. Call your title company on a number you already had — never one from an email — and confirm instructions by voice.

Foreclosure rescue offers.

Insurance is not an afterthought.

In Florida, a lender will not close without homeowner's coverage, and in a coastal county windstorm and flood coverage enter the math too. Insurers commonly refuse older roofs. Price the insurance before you price the house.

Documentary stamp tax.

Florida charges a documentary stamp tax on deeds and on written obligations to pay money, plus an intangible tax on new mortgages. Your closing statement will show them. Ask for an estimate early so the number is not a surprise at the table.

The homestead exemption.

Florida gives a property tax exemption on a primary residence, with additional protections that limit how fast the assessed value of a homesteaded property can rise. You have to apply through the county property appraiser — it does not happen automatically. This is one of the largest ongoing savings available to a Florida homeowner, and people miss it.

Community development districts.

Many newer Jacksonville-area subdivisions sit inside a community development district, which adds an assessment to the tax bill on top of any homeowners association dues. It is legal, disclosed, and easy to overlook. Ask directly whether the address carries a CDD assessment.

Title and closing.

Florida closings are handled by title companies or attorneys. Title insurance protects your ownership against defects in the chain — it is normal and worth it. You may choose your own title agent; you do not have to use the one a seller or builder prefers.

Manufactured homes.

A manufactured home on rented land is financed differently from a house on land you own, usually at higher cost and shorter terms. If it is on your own land and properly titled to it, financing options open up. Ask how the home is titled before you assume anything.

    Buying in Duval County is entirely possible on a tradesman's income, a military income, or a two-job household income. The loan is usually not the hard part. Insurance, the roof, and the flood zone are the hard parts, and they are all knowable before you commit.

Ask any lender three questions: what do I qualify for, are you a participating lender for state down payment assistance, and what will the insurance on this specific address cost. Then get a second written estimate and compare them side by side.
