Don't fall into these traps.
Traps are real, and they cost money. Read the three below and watch for them. When you talk to a lender, ask directly: 'Are there any fees I have not heard about?' and 'What is the real interest rate, locked in writing?' Good lenders will answer straight.
A mortgage broker adds a fee (often 1–2%) on top of the lender's fee; you find out at closing after inspections are done.
Interest rate starts low (teaser) but jumps 2–4% after two years; your payment doubles without warning.
Lender demands $500–$2,000 upfront for 'processing' or 'appraisal' before you are even approved; disappears if you are denied.
