Don't fall into these traps.
Stay away from anyone who asks for money upfront to 'process' a loan or 'hold' your application. Stay away from lenders who won't tell you the interest rate or fees before you sign. Stay away from lines of credit tied to your personal home if you can help it—that's how you lose the house. And never sign anything you don't understand; a good lender will explain it twice.
Scammers ask for $500–$2,000 'upfront' to 'process' or 'hold' your application; real lenders collect fees only at closing or build them into the loan.
A lender quotes you a rate verbally but buries a higher rate or surprise fees in the paperwork; always get the final loan estimate in writing before you sign.
Lender asks you to pledge your home or personal assets for a business loan, then forecloses if business cash flow dips; avoid this by working with SBA-guaranteed loans or CDFIs who don't overreach.
