WHAT TO AVOID

Don't fall into these traps.

Watch for lenders who push you into an ARM (adjustable rate mortgage) because the first-year rate looks cheap—in two or three years it climbs and you can't afford it. Avoid brokers or loan officers who won't give you a written Loan Estimate before you apply; that's a red flag. Never let a lender tell you to lie on your application about income or assets to qualify; it's fraud, it's a federal crime, and it's not worth it. Don't accept a pre-approval before you've spoken to a real loan officer (some 'pre-quals' are marketing, not real). And never, ever sign a document you don't understand—ask the lender to explain every line, and take a copy home before closing.
