Don't fall into these traps.
Watch for the following: Predatory lenders hiding behind friendly names often offer same-day approval, but charge 25 percent or higher interest, require weekly payments, and trap you in a debt cycle. Always compare APR, not just monthly payment. Loan brokers who don't disclose their fee structure up front often charge 2–4 percent of your loan amount—$4,000 to $8,000 on a $200,000 loan—without adding any value. Ask any broker: what is your fee and how much will my APR improve because you're involved? If the answer is vague, walk away. Finally, rural property lending scams promise to finance bare land at normal rates, then slip in clauses requiring owner financing or require you to work with their in-house appraiser, who always values the land low. Always use an independent appraiser and read the fine print on land loans before signing.
Lenders offering instant money online almost always charge 25% APR or higher and use aggressive collection tactics.
Loan brokers who don't state their fee upfront often charge 2–4% of the loan amount while the lender also profits.
Rural property loans requiring use of the lender's appraiser often undervalue land, forcing you to accept lower financing than the property deserves.
