Don't fall into these traps.
One: Accepting the first rate you hear. Rates in rural Iowa vary by 0.5 to 1.5 percent between lenders. That's $50 to $150 per month on a $200,000 loan. Shop it. Two: Skipping the pre-qualification conversation. Some lenders will pre-approve you too fast, cherry-pick your application, then pull the offer when the appraisal comes in low. Pre-qualify first, ask hard questions, move slow. Three: Letting a broker or realtor push you toward a lender who pays them commission. Your realtor makes money if you close—not if you get the best rate. Find your own lender.
Lenders offering same-day pre-approval often lock you into their terms before you can shop; slow is safer.
A broker may charge 1–2 percent of the loan amount in origination fees you don't see until closing; ask upfront and in writing.
A lender pre-approves you, the appraiser values the home lower than expected, and the lender reduces your loan or withdraws the offer.
