Based here vs. serves here

A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.

THE GUIDE

Buying a home in Grant County, Kansas is very achievable whether you work in agriculture, oil and gas, or run your own small business in Ulysses. This guide walks you through what home financing actually means, who qualifies, what paperwork to gather, and which local lenders and programs can help. We focus on the local intermediary layer — community banks, credit unions, CDFIs, and ITIN-friendly lenders — because those are the people who know Grant County and can work with your real situation. Take your time, compare your options, and never feel pressured to sign anything quickly.

What Is Home Financing?

Home financing simply means borrowing money to buy, build, or improve a home and paying it back over time — usually 15 to 30 years — with interest. The loan is secured by the property itself, which is called a mortgage.

There are several common types of home loans:

  • Conventional loans — offered by banks and credit unions, usually require a credit score of 620 or higher and a down payment of 3–20%.
  • FHA loans — backed by the Federal Housing Administration, allow lower credit scores (as low as 580) and down payments as low as 3.5%. A good entry point for first-time buyers.
  • USDA Rural Development loans — because most of Grant County qualifies as rural, many buyers here may access USDA loans with no down payment required.
  • VA loans — for eligible veterans and active-duty military, also with no down payment.
  • ITIN loans — some lenders accept an Individual Taxpayer Identification Number instead of a Social Security Number, making homeownership possible for mixed-status families.

The interest rate, loan term, and your down payment all affect how much you pay each month. Shop around — rates and fees vary significantly between lenders.

Who Qualifies in Grant County?

Grant County's economy is driven by agriculture (wheat, corn, sorghum), feedlots, oil and gas production, and a growing small-business corridor in Ulysses. Many residents are self-employed farmers, independent contractors, or work seasonal jobs — and lenders who understand this economy will work with you better than big national banks.

General qualification factors:

  • Steady income — this can be from employment, self-employment, farming, or a combination. Two years of tax returns usually demonstrate this.
  • A reasonable debt-to-income ratio — most lenders want your total monthly debt payments to be no more than 43% of your gross monthly income.
  • Credit history — even thin or non-traditional credit (utility payments, rent history) can help with certain lenders.
  • Down payment savings — even a small amount helps show financial readiness.

Good news for Grant County buyers:

  • Most of Grant County is USDA-eligible, meaning zero-down loans are available for qualifying buyers.
  • Ulysses and the surrounding rural areas have relatively modest home prices compared to urban Kansas, which means you need to borrow less.
  • Spanish-speaking residents who file taxes with an ITIN can work with ITIN-friendly lenders and still purchase a home.
  • Farm operators and agricultural workers with irregular income can often work with lenders experienced in agricultural communities.

WHAT TO AVOID

Don't fall into these traps.

Not every lender has your best interests in mind. Here are the warning signs to watch for — especially common in rural and immigrant communities.

Rent-to-Own / Contract for Deed Schemes

Some sellers in rural areas offer 'contract for deed' or 'land contract' arrangements where you pay monthly but never receive a deed until the loan is fully paid. These arrangements often lack consumer protections. If you miss one payment, you can lose everything with no court process. Avoid these unless a housing attorney reviews every detail.

Notario Fraud

In Kansas, only a licensed attorney can give legal advice about real estate transactions. A 'notario' is not the same as a U.S. attorney. If someone offers to help you buy a home, prepare documents, or represent you in Spanish for a fee — verify their credentials with the Kansas Bar Association.

Pressure Tactics

No legitimate lender will tell you 'this rate expires tonight' or pressure you to sign without reading. Take your time. A good loan offer will still be there tomorrow.

Yield Spread Premiums and Hidden Fees

Always request and compare the Loan Estimate from at least two or three lenders. Watch for unusually high origination fees, prepayment penalties, or balloon payments (where a large lump sum is due after a few years).

Deed Theft and Equity Stripping

If you already own a home and someone offers to 'save' you from financial trouble by having you sign paperwork, stop and consult an attorney first. Deed theft is a crime in Kansas, but it still happens.

Kansas State-Specific Rules and Protections

The rules where you are.

Kansas has its own laws and programs that affect home buyers. Here is what you should know before you sign anything.

Kansas Mortgage Business Act

All mortgage lenders and brokers operating in Kansas must be licensed through the Kansas Office of the State Bank Commissioner (OSBC). You can verify any lender's license at www.osbckansas.org. Never work with an unlicensed lender.

Kansas Homeowner's Bill of Rights

Kansas law requires lenders to provide clear disclosures before closing. You have a right to review your Loan Estimate within three business days of applying and your Closing Disclosure at least three business days before closing.

Property Taxes in Grant County

Grant County property taxes are managed by the Grant County Appraiser's Office in Ulysses. Property taxes here are generally moderate by Kansas standards. Your lender will typically include property taxes in your monthly escrow payment. Confirm the current tax rate on the property before closing.

Kansas Homestead Exemption

Kansas offers a Homestead Property Tax Refund for income-qualifying homeowners and renters. If your household income is below $40,100, you may qualify for a refund on a portion of your property taxes. Apply through the Kansas Department of Revenue (Schedule K-40H).

Foreclosure Process in Kansas

Kansas is a judicial foreclosure state, meaning if a lender ever pursues foreclosure, it must go through the court system — giving you more time and legal recourse than in non-judicial states. You have the right to cure a default before a final judgment.

Kansas Housing Resources Corporation (KHRC)

KHRC is the primary state housing finance agency. They administer federal HOME funds, LIHTC, and state-funded assistance programs. Their programs are income-limited but can be a significant help for Grant County buyers earning low to moderate incomes.

THE SHORT VERSION

The short version.

  1. 01

Here is the short version of everything in this guide.

  2. 02

Grant County is a rural, agricultural community in southwest Kansas, and most of the county qualifies for USDA zero-down home loans — which is a big advantage for buyers here. Home prices in Ulysses and surrounding areas are modest compared to Kansas City or Wichita, making homeownership more within reach.

  3. 03

Start local. Talk to Southwest National Bank, Citizens Bank of Kansas, or a local credit union first. They know the land, the farm income cycles, and the community.

  4. 04

If you file taxes with an ITIN, you are not shut out. Rural America Initiatives and some community lenders can work with you. Bring two years of ITIN tax returns and proof of steady income.
