The doors in Sharkey County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Sharkey County is small, and banks there often say no to solo contractors and self-employed buyers. This guide walks you to the doors that actually open: local credit unions, state-backed programs, and community lenders who understand rural Mississippi. You have options if you know where to look.
It's a process, not a gatekeeping test.
Home financing in Sharkey County is not one-size-fits-all. Banks read your tax returns one way; credit unions and CDFIs read them another.
If a conventional lender rejected you, it does not mean you cannot borrow.
It means you need a lender who speaks your language—literally and financially. The process is the same: proof of income, property appraisal, clear title. The difference is who believes in the proof you have.

Forget what the banks say.
Big banks in Sharkey County often demand W-2 income, perfect credit, and 20% down. They turn away contractors, seasonal workers, and immigrants with ITIN numbers because their computer says no. But that computer is not the only one. Community development financial institutions (CDFIs), credit unions, and SBA-backed lenders use real eyes and local knowledge.
They know the land, the people, and the work.
They also know banks are wrong sometimes.

Four things. Get them in order.
- 01Know your property
Get a clear title search through the Sharkey County Chancery Clerk's office.
- 02Gather your income proof
Two years of tax returns, bank statements, or profit-and-loss statements if self-employed.
- 03Check your credit report for errors (get it free at annualcreditreport.com).
- 04Find a local lender before you fall in love with a house.
Pre-qualification means you know what you can borrow and you do not waste time on homes out of reach.

Four doors worth knowing.
Each door below opens differently. Some ask for ITIN, some for W-2s, some for both. Some lend to contractors; some specialize in rural land. Start with your local credit union, then move to the CDFI, then the SBA contact.

Don't fall into these traps.
Sharkey County is rural, and distance makes some lenders desperate to help—until the closing table. Before you sign, know what you are signing. Read the rate lock, the prepayment penalties, and the title insurance cost. If a lender offers a rate that sounds too good, ask for it in writing. If they rush you or call repeatedly, that is a red flag. Take your time. A good loan takes a week longer but saves you thousands.
Lender promises a low rate verbally but locks you at a higher rate days later, claiming market movement.
Lender or title company charges well above county average for title work; Sharkey County average is usually $500–800.
Loan documents include a hidden fee if you pay off the mortgage early or refinance, costing thousands if you sell.
The rules where you are.
None of this is set by a lender. Mississippi sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- PROPERTY TAX0.75% effective
What Mississippi charges every year on what the house is worth. No lender sets it and it does not go away when the loan does — it is part of the payment from day one.
- MEDIAN HOME, STATEWIDE$174K
The number an appraisal gets read against. A house well under it is often the loan a big bank does not want — which is exactly what the doors above are for.
- STATE INCOME TAX4.4% flat (2025)
It comes off before a lender works out how much of your income can go to a payment.
- COST OF LIVING86.3
National index, where 100 is the country's average. Under 100 means your money goes further here than it does nationally.

The short version.
- 01
2 doors sit inside the Sharkey County line. They are up the page, by name and by town — and none of them paid to be there.
- 02
2 of them are certified by the U.S. Treasury as CDFIs. Lending where a bank will not is their mandate, not a favour.
- 03
This page did not ask you for a name, an email, or a number, and nothing on it changes based on who you are.
