The doors in Sharkey County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Sharkey County has real lending options beyond the big banks—local credit unions, community development lenders, and SBA-backed programs that understand small contractors and real-estate investors. This guide shows you who to call first, what order to move in, and where the traps hide. You don't need perfect credit or a traditional job to build.
It's a relationship, not a transaction.
Banks treat you like a file number. Local lenders and CDFIs in Sharkey County know your name, your street, and what you're trying to build. They move slower, but they listen. When a bank says no, a local credit union or community lender says, "Let's look at this differently." That difference—between a transaction and a relationship—is where small contractors and real-estate investors actually get funded.
You're not begging; you're building trust with people who see the same County you do every day.

Forget what the banks say.
Banks turned you down because you don't fit their checkbox. They want W-2s, perfect credit, and collateral that looks like money already. Contractors have irregular income.
Real-estate investors have assets, not salary stubs.
CDFIs and community lenders in Mississippi were built for exactly this. They know how to read a contractor's bank deposits, how to value a property you're renovating, how to see cash flow that a bank algorithm misses. When a bank says you don't qualify, it doesn't mean you can't get funded—it means you're talking to the wrong lender. Stop trying to be what banks want.
Find lenders who understand what you are.

Four things. Get them in order.
- 01Clean up your credit report
Not perfect, just accurate. Go to annualcreditreport.com (free, federal), find errors, and dispute them in writing.
- 02Gather six months of bank statements and any tax returns you have.
Lenders want to see your money move, not your credit score.
- 03Know what you're asking for
A specific dollar amount, a purpose (equipment, property down payment, working capital), and a timeline. Vague requests get vague answers.
- 04
Talk to the SBA's Disaster Loan office in Mississippi first, even if there's no current disaster—they have programs year-round for small contractors, and the paperwork is clearer than you'd think. Do these four in order before you walk into any lender's office.

Four doors worth knowing.
These are the actual places to start in or near Sharkey County: (1) Mississippi Rural Development Finance Office—they fund agricultural and rural small business loans, including contractors who work in or near Sharkey; (2) Delta Regional Authority (DRA), covering the low-income counties of the Delta, offers loan guarantees and direct funding for entrepreneurs; (3) local credit unions, especially those tied to farming or regional networks, move faster than banks and care about community; (4) Mississippi Community Development Corporation (MCDC), a state-chartered CDFI that funds small businesses and contractors across Mississippi, including rural Sharkey County.

Don't fall into these traps.
The fastest money is usually the worst money. If a lender promises funding in two days with no questions, they're hiding the cost in interest, fees, or terms that will bury you later. Payday lenders, title lenders, and some online lenders prey on contractors who are desperate. Avoid them—they'll cost you more than a slower, legitimate CDFI or credit union ever would. Second: don't borrow more than you can repay. Excitement about a new property or equipment makes people borrow 20% more than they need. You'll pay interest on that extra 20% for years. Third: don't skip the small-print conversations. Ask every lender exactly what fees you'll pay, what the interest rate is, when you start repaying, and what happens if you miss a payment. If they avoid the question, walk out. Legitimate lenders explain terms clearly because they're not hiding.
Same predatory lenders now call themselves 'installment loans' or 'merchant cash advances' but charge 300%+ annual interest hidden in fees.
Banks demand 700+ credit scores; CDFIs and credit unions fund contractors with 550–650 scores if cash flow is solid—don't let a low score stop you from applying.
Some lenders demand house or vehicle collateral; CDFIs will take inventory, equipment, or future receivables instead—shop around before pledging personal assets.
The rules where you are.
None of this is set by a lender. Mississippi sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- STATE INCOME TAX4.4% flat (2025)
What the state takes off what you earn, before anyone works out what payment you can carry.
- SALES TAX7.0% state · 0.07% avg local
What you pay on top of every purchase. On a small loan for a repair or a tool, this is a real part of the total.
- MEDIAN HOUSEHOLD INCOME$53K
Half the households in the state earn less than this. A lot of the programs above use that number to decide who qualifies.
- COST OF LIVING86.3
National index, where 100 is the country's average. Under 100 means your money goes further here.
