Forget what the banks say.
Big banks in Macon County—and the loan officers you've already talked to—are trained to say no to anyone whose income doesn't fit a W-2 box. They see self-employment, seasonal work, or ITIN as risk, not as reality. They also move through applications in 20 days and don't have time to call you back. Smaller lenders in Missouri, especially CDFIs and credit unions, have different rules.
They will ask for two years of business tax returns, bank statements, and a letter explaining your income. They will wait. They will call.
And many of them will say yes when the big guys say no.

- 02Gather your last two years of tax returns
Business licenses, and the last three months of bank statements. This takes time, so start now.
- 03Decide whether you want a conventional loan (faster, stricter) or an FHA or state-backed loan (slower, more room).
- 04Call or visit at least two local credit unions and ask to speak with the mortgage officer about self-employed buyers.
Don't email. Call. This matters.

Don't fall into these traps.
After a bank rejects you, door-knockers and online ads promise instant approval and low rates. They are not promises. They are hooks. Many of these lenders charge hidden fees, balloon payments, or interest rates that climb. Before you sign, ask the lender for the full Loan Estimate (federal form), read every line, and have someone you trust read it too—someone who speaks your language if English is not your first. Do not rush. Do not borrow against your business license or contractor truck to get the loan approved. Do not accept a rate that seems too good to be true because someone told you interest rates are falling. They are not. You are.
Online lenders and payday-loan offshoots promise same-day approval and then hit you with 8–12% interest, balloon payments, or prepayment penalties.
A lender quotes you a rate, but the Loan Estimate shows points, origination fees, and 'processing' charges that add $5,000–$15,000 to the cost.
A lender offers a low rate but requires you to pledge your truck, business equipment, or rental property as extra security—if you miss one payment, they seize it.
