Don't fall into these traps.
Trap 1: Don't use a mortgage broker who promises 'guaranteed approval.' They're selling you a high-rate subprime loan dressed up as a solution. Boyd County lenders will give you a straight answer in two weeks. Trap 2: Don't skip the appraisal conversation. In rural Nebraska, an appraisal can kill a deal if the property value is unclear.
