- 03Find land or a property you want and get it under contract if possible (or at least a letter of intent).
- 04Start with the SBA district office or a CDFI, not a bank.
The SBA can point you to lenders who work with rural borrowers. A CDFI will take time, but they'll be honest about whether they can help.

Don't fall into these traps.
Watch for lenders who hide fees in the APR or quote you a rate without mentioning the true cost. Some mortgage brokers in the state prey on rural borrowers with bait-and-switch rates. Also, don't agree to a balloon payment if you can't refinance—rural property is hard to refinance later. Finally, never take a personal loan or credit-card cash advance to fund a down payment; lenders will see that debt and reject you, and you'll be trapped paying credit-card interest on a home purchase.
Mortgage brokers quote a low rate but bury origination, processing, and 'yield spread' fees in closing costs; always ask for a Loan Estimate within three days and compare total cost, not rate alone.
A lender offers you a low monthly payment by hiding a huge lump-sum due in 5–7 years; in rural Harding County, refinancing is nearly impossible, so you'll be forced to sell or default.
Some lenders penalize you for paying off the loan early; avoid any mortgage that charges a fee if you refinance or sell within the first 3–5 years.
