Don't fall into these traps.
Watch for lenders who push you into subprime rates when you qualify for USDA or SBA. If your rate is above 6.5%, ask why—and ask if you are eligible for a government program first. Do not borrow more than you need just because someone offers it. A $150,000 house with a $120,000 mortgage is not the same as a $200,000 house with a $180,000 mortgage. The monthly payment matters more than the total. Never skip the USDA or SBA conversation to take a conventional loan faster. Slow down. Government programs take longer but save thousands.
USDA takes 45–60 days, but saves you tens of thousands over the life of the loan; a conventional lender offering a 6.9% rate in 14 days costs far more than USDA at 5.8% in 50 days.
Banks sometimes add mortgage insurance or lender fees that USDA and SBA loans do not allow; always ask for the full cost breakdown in writing.
Some lenders claim self-employed contractors cannot qualify without 2 years of tax returns; SBA and USDA have broader allowances—do not take the first no.
