That is not a gap in this page, and it is not unusual: 26 of South Dakota's 66 counties hold a door in this lane, and Haakon County is not one of them. What does serve it is below, by name and by town.
The doors in Haakon County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Haakon County is rural, which means big banks often say no. But local credit unions, farm lenders, and state programs know this land and these borrowers. This guide points you to real doors in your area, not distant call centers. Start with your county USDA office and local credit union, then move to CDFIs and SBA resources.
It's a rural mortgage, not a city mortgage.
Haakon County sits in central South Dakota with fewer than 2,000 people. That means standard bank underwriting—the kind that works in suburbs—doesn't fit here. Rural lending is different.
Lenders here know land values, ranch economics, and seasonal income.
They know that a person with strong livestock assets but irregular paychecks is not automatically a bad bet. USDA Rural Development, farm credit systems, and local credit unions speak this language. City-based mortgage brokers often don't. So your first move is not a call to a national lender; it's a visit to your local USDA office or your county credit union.

Forget what the big banks say.
Big banks turned you down or quoted rates that don't make sense for rural property. That rejection doesn't mean you can't borrow. It means that bank's computer said no—and rural borrowers don't fit the computer's boxes. A local credit union or a CDFI (Community Development Financial Institution) will look at your whole picture: livestock, land, family history, ties to the community.
They will also move faster and ask fewer absurd questions.
The bank teller said no; the local lender says maybe—and that maybe is worth pursuing.

Four things. Get them in order.
- 01Know your USDA eligibility
If you're buying in Haakon County and your household income is below the area limit (roughly $85,000 for a family of four, but check current limits), you may qualify for USDA Rural Development loans with zero down and favorable terms.
- 02Check with your local credit union before any other lender.
- 03Gather your last two years of tax returns
Bank statements, and proof of income—even if it's irregular. Rural lenders want to see the real picture, not just a paycheck stub.
- 04Talk to your local USDA Farm Service Agency office about farm ownership loans if you're buying land for agricultural use.
These loans exist, and they are designed for people like you.

Four doors worth knowing.
1. USDA Rural Development (South Dakota State Office): Serves Haakon County directly. USDA loans require no down payment and no mortgage insurance if you qualify by income.

Don't fall into these traps.
Watch out. Rural lending can attract predators too. Know the three traps before you sign.
Online lenders advertise 'rural-friendly' but charge 1–2 points higher rates than local lenders and close slowly.
Rural property is hard to appraise; some lenders use out-of-state appraisers who undervalue local land, tanking your loan.
Some rural loan documents bury a clause that penalizes you for paying off early; read the fine print before signing.
Everything below is set by South Dakota, and it reads the same in every county in it. Who opens the door is not: 2 of the 3 above will take an ITIN instead of a social security number.
The rules where you are.
None of this is set by a lender. South Dakota sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- PROPERTY TAX1.17% effective
What South Dakota charges every year on what the house is worth. No lender sets it and it does not go away when the loan does — it is part of the payment from day one.
- MEDIAN HOME, STATEWIDE$270K
The number an appraisal gets read against. A house well under it is often the loan a big bank does not want — which is exactly what the doors above are for.
- STATE INCOME TAXNone
It comes off before a lender works out how much of your income can go to a payment.
- COST OF LIVING93.4
National index, where 100 is the country's average. Under 100 means your money goes further here than it does nationally.
