Don't fall into these traps.
Trap one: online lenders and mortgage brokers who promise speed. They collect fees upfront and vanish. Trap two: prepayment penalties hidden in the fine print. Rural lenders sometimes use them; ask directly and walk away if they won't remove it. Trap three: skipping the USDA path because you think you don't qualify. You almost certainly do. Call them. They want to say yes.
Online mortgage brokers collect application fees and processing fees before you see a loan, then disappear if you don't qualify.
Some rural lenders hide charges that penalize you for paying off the loan early; always ask and demand it removed in writing.
