Don't fall into these traps.
Trap One: the loan that sounds cheap but isn't. A broker calls with 3.5% interest. Don't ask just about rate—ask about points, origination fees, appraisal costs, title insurance upcharges, and processing. The total cost matters. Trap Two: rushing to close before you understand what you're signing. Read the Loan Estimate and Closing Disclosure. Ask for a translation if you need one. If something looks wrong, stop and call a CDFI advisor or legal aid. Trap Three: confusing a short-term hard money loan with a real mortgage. Hard money lenders in Utah will finance quick rehabs, but the terms are brutal—12% to 18% interest, balloon payments, short timeframes. Use hard money only if you have a clear exit plan (sell the property, refinance to a real loan). Don't live in it.
A low interest rate hides high points, fees, and charges that make the total cost of the loan much higher than it looks.
A lender who promises approval in 24 hours may not have done real underwriting; you could close on a loan with hidden terms or penalties.
