Don't fall into these traps.
Rural lenders can be predatory too. Watch for balloon payments, prepayment penalties, and hidden broker fees. Online lenders promise speed but often demand your bank login or personal guarantees that tie up your other assets. Payday advances and title loans will destroy you faster than a bad bank loan. If the lender won't explain the term sheet in plain English, walk away.
Low monthly payments hide a massive lump sum due at the end; common in rural lending and often forces refinancing at worse terms.
Origination, underwriting, processing, and appraisal fees add 2–5% before you sign; ask for total cost in dollars, not percentages.
Some lenders claim they can't lend to ITIN holders, but CDFIs and community banks do regularly—don't accept this as final.
